About the position

Phillips Edison & Company is seeking a Financial Analyst Intern for Spring 2025, located in Cincinnati, OH. This internship offers a unique opportunity for university students to gain hands-on experience in the finance sector, particularly in the areas of financial reporting, cash management, and corporate budgeting. The intern will work closely with the Finance Manager and other team members, providing support in various financial analyses and reporting tasks. The role is designed to enhance the intern's understanding of internal and external financial reporting procedures, as well as to develop skills in documenting work and communicating effectively with supervisors and company personnel. Throughout the internship, the intern will assist with Net Operating Income (NOI) and Capital Expenditure forecasting analysis, researching variances to budget, prior reforecast, and prior year data. The intern will also ensure data integrity between the general ledger system (MRI) and the forecasting system (AE), collaborating with the FP&A and IT teams to resolve any discrepancies. Additionally, the intern will work with leasing analysts to develop new leasing and retention metrics by tenant category and maintain peer benchmarking files under the guidance of corporate analysts. This internship is not only about gaining technical skills but also about developing soft skills such as time management and the ability to juggle multiple projects simultaneously. Responsibilities

  • Assist with Net Operating Income (NOI) & Capital Expenditure forecasting analysis and research variances to budget, prior reforecast, and prior year.
  • Ensure data integrity between general ledger system (MRI) and forecasting system (AE); work in conjunction with FP&A and IT to resolve variances.
  • Work with leasing analyst on new leasing and retention metrics by tenant category.
  • Maintain peer benchmarking files with oversight from corporate analysts.

Requirements

  • A current university student enrolled in a degree-seeking program studying Finance or Accounting with a minimum GPA of 3.0.
  • Strong Excel skills including financial modeling and strong analytic ability.
  • Strong written, verbal, and interpersonal skills; ability to interact with a variety of groups internally and externally, including senior executives.
  • Ability to work independently, with direction and guidance, and on a team (as needed).

Nice-to-haves

  • Argus and/or other portfolio analysis software experience.
  • MRI software or similar accounting database experience.
  • Prior internship experience performing corporate financial analysis and modeling.
