About the position

WinnCompanies is searching for a Property Manager II to join our team at Argonaut/El Tovar Apartments, a 109-unit residential community located in Denver, CO. In this role, you will effectively manage, market, and maintain layered, affordable units, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. The pay range offered for this position is $73,376 to $83,675 per year, depending on experience. This position requires a proactive approach to property management, ensuring that all operations run smoothly and efficiently while maintaining high standards of service and compliance. As a Property Manager II, you will collaborate with senior management to establish appropriate rent levels, review rent schedules, and oversee the preparation and submittal of rent increases and renewals. You will be responsible for maintaining an optimum level of occupancy, processing timely and accurate move-ins, move-outs, recertifications, and renewals, and approving rental applications in adherence to property standards and agency requirements. Your role will also involve ensuring that tenant files are organized, complete, and accurate, and that property software data is consistently maintained. In addition, you will ensure compliance with applicable state and federal program regulations, oversee the maintenance of the property and grounds, and direct the maintenance team to implement necessary maintenance programs and controls. Reporting property incidents, resolving resident issues, preparing the property's annual budget, and providing accurate financial reporting will also be key responsibilities. You will solicit bids, process purchase orders and invoices, and ensure timely collection and deposit of all rents and fees in accordance with local laws and company guidelines. Furthermore, you will be involved in hiring and training new personnel, promoting staff efficiency through ongoing training, and conducting weekly staff meetings to foster a collaborative work environment.

Responsibilities

  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules, and oversee preparation and submittal of rent increases and renewals.
  • Maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements.
  • Ensure the property tenant files are organized, complete and accurate.
  • Ensure that Property Software Data is accurate at all times.
  • Ensure that the site maintains compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents, and injuries in accordance with company policy.
  • Resolve resident issues and conflicts timely and in accordance with site guidelines.
  • Prepare the property's annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company's Professional Development Program (PDP) to develop, train, and engage site employees.
  • Conduct weekly staff meetings.
  • Understand, train, and embody Winn Guiding Principles.

Requirements

  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Knowledge of property management.
  • Knowledge of landlord and tenant laws.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.

Nice-to-haves

  • Bachelor's degree.
  • Experience with Yardi or RealPage property management software.
  • Knowledge of LIHTC and HUD regulations.
  • Knowledge of marketing and leasing techniques.
  • NAHP - CPL, SHCM, CAM (MA - C3P) designations.
