About the position

The Leasing Agent position at Huntsville Apartments is a full-time role responsible for the leasing, marketing, and maintaining positive resident relations within a multi-family residential community. The ideal candidate will be part of an established rental management company and will work primarily in Dothan, AL. This position offers a competitive salary ranging from $19 to $22 per hour, along with health insurance and paid time off. The Leasing Agent will play a crucial role in ensuring that the apartment community is well-represented and that prospective residents receive excellent service throughout the leasing process. In this role, the Leasing Agent will greet prospects and qualify them by covering all necessary criteria, utilizing completed guest cards and asking pertinent questions. It is essential to record all telephone and in-person visits accurately on appropriate reports. The agent will inspect model apartments and available units, communicating any service needs to the Property Manager. Demonstrating the community and apartment features to potential clients is a key responsibility, as is applying product knowledge to meet clients' needs and closing sales effectively. The Leasing Agent will also be responsible for processing applications, including conducting credit checks and verifying rental history, and submitting these applications to the Community Manager for approval. Following up with applicants regarding their status and ensuring that apartments are ready for new residents on the agreed move-in date are critical tasks. The agent will monitor renewals, distribute renewal notices, and gather information about market competition to inform marketing strategies. Maintaining accurate resident files and adhering to Fair Housing laws are also essential components of this position. The Leasing Agent must represent the company professionally at all times and assist the management team with various tasks as required.

Responsibilities

  • Greet prospects and qualify by covering all criteria.
  • Record all telephone and in-person visits on appropriate reports.
  • Inspect models and available market-ready apartments, communicating service needs to the Property Manager.
  • Demonstrate community and apartment features to clients and close the sale.
  • Have prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements.
  • Update availability reports and process applications for approvals, including credit checks and rental history.
  • Submit processed applications to the Community Manager for approval and follow up with applicants regarding their status.
  • Ensure apartments are ready for residents to move in on the agreed date.
  • Follow up on prospects that did not close and attempt to close the sale again.
  • Refer prospects to sister communities if unable to meet their needs.
  • Secure new residents' signatures on appropriate paperwork prior to move-in.
  • Orient new residents to the community and assist in monitoring renewals.
  • Distribute and follow up on renewal notices and monitor advertising effectiveness.
  • Gather information about market competition and file it appropriately.
  • Represent the company in a professional manner at all times.
  • Type leases and complete appropriate paperwork accurately and timely, reviewing with the Community Manager before obtaining signatures.
  • Maintain current resident files and record daily inspections for the community.
  • Distribute all company or community-issued notices and assist management with various tasks as required.

Requirements

  • Customer service experience (1 year preferred).
  • Leasing experience (1 year preferred).
  • Ability to relocate to Huntsville, AL before starting work.
