About the position

The Leasing Agent position at Greensboro Apartments is a full-time role responsible for the leasing, marketing, and maintaining positive resident relations within a multi-family residential community. The ideal candidate will be proactive in engaging with prospective residents, ensuring that all leasing processes are conducted in accordance with Fair Housing regulations. This role requires a blend of customer service skills and the ability to effectively communicate the features and benefits of the apartments to potential tenants. The Leasing Agent will greet prospects, qualify them by asking pertinent questions, and record all interactions accurately. They will also be responsible for inspecting model apartments and ensuring that all market-ready units meet the community's standards. In addition to leasing duties, the Leasing Agent will assist in processing applications, conducting credit checks, and following up with applicants regarding their status. They will ensure that apartments are ready for new residents on the agreed move-in date and will maintain communication with prospects who did not close, attempting to convert them into residents. The role also involves monitoring lease renewals, advertising effectiveness, and gathering competitive market information. The Leasing Agent will represent the company professionally at all times and will be expected to adhere to all community policies and Fair Housing laws. Responsibilities

  • Greet prospects and qualify by covering all criteria.
  • Record all telephone and in-person visits on appropriate reports.
  • Inspect models and available market-ready apartments, communicating service needs to the Property Manager.
  • Demonstrate community and apartment/model features and benefits to clients.
  • Have prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements.
  • Update availability reports and process applications for approvals.
  • Submit processed applications to the Community Manager for approval.
  • Follow up with applicants regarding their status.
  • Ensure apartments are ready for residents to move in on the agreed date.
  • Follow up on prospects that did not close and attempt to close the sale again.
  • Refer prospects to sister communities if unable to assist them.
  • Secure new residents' signatures on appropriate paperwork prior to move-in.
  • Orient new residents to the community.
  • Assist in monitoring lease renewals and distribute renewal notices.
  • Monitor advertising effectiveness and gather information about market competition.
  • Represent the company in a professional manner at all times.
  • Type leases and complete appropriate paperwork accurately and timely.
  • Review lease paperwork with the Community Manager prior to obtaining signatures.
  • Maintain current resident files and record daily inspections for the community.
  • Distribute all company or community-issued notices.
  • Assist management team with various tasks as required.

Requirements

  • Customer service experience (1 year preferred).
  • Knowledge of Fair Housing regulations.
  • Experience in property leasing (1 year preferred).
  • Ability to communicate effectively with prospects and residents.

Nice-to-haves

  • Experience in a leasing role is preferred but not required.
