About the position

As an Apartment Maintenance Technician at Preferred Apartment Communities, you will play a crucial role in ensuring the smooth operation and maintenance of our apartment community located in Overland Park, KS. This full-time position requires a hands-on approach to maintenance tasks, including responding to maintenance requests, performing preventative maintenance, and ensuring that all amenity areas are well-maintained and operational. You will be responsible for completing maintenance work orders for residents, which may involve servicing appliances, plumbing, HVAC systems, and minor electrical work. Additionally, you will be expected to respond to emergency maintenance requests during after-hours calls, including weekends and holidays, ensuring that residents' needs are met promptly and effectively. Your role will also involve preparing vacant apartments to make them rent-ready, performing preventative maintenance work, and keeping the maintenance shop organized and stocked with necessary parts and equipment. Interacting directly with residents is a key aspect of this position, as you will need to maintain logbooks and databases, enter service requests, and provide updates on the status of maintenance tasks. You will assist in monitoring contractors' work performance and support the Service Manager in meeting budget responsibilities. Customer service is a priority, and you will be expected to communicate effectively with residents, addressing their requests and complaints in a professional manner. Physical demands of the job include using various hand tools and test equipment, bending, stooping, kneeling, and lifting heavy objects. You will need to be able to push and pull up to 300 pounds and climb ladders up to 40 feet high. The role may also require light cleaning duties in common areas if there is no housekeeper available. Overall, this position is essential for maintaining the quality and safety of our apartment community, ensuring a pleasant living environment for all residents.

Responsibilities

  • Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.
  • Complete maintenance work orders for residents, including servicing appliances, plumbing, HVAC systems, and minor electrical work.
  • Respond to and resolve emergency maintenance requests for after business hours calls, including weeknights, weekends, and holidays.
  • Prepare vacant apartments to make them rent-ready.
  • Perform preventative maintenance work on various systems and equipment.
  • Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment and appliances.
  • Interact directly with residents to address their maintenance needs and concerns.
  • Maintain logbooks and databases; enter service requests and status updates into the database.
  • Assist in monitoring contractors' work performance and ensure compliance with company standards.
  • Support the Service Manager in meeting budget responsibilities and follow company policies and procedures.
  • Make customer service a priority and maintain a professional appearance at all times.

Requirements

  • 1-3 years of maintenance experience, preferably in apartment maintenance.
  • Strong troubleshooting and problem-solving skills.
  • Basic knowledge of budgeting or business finance is helpful.
  • Refrigeration certification (type 2 or universal) or the ability to obtain it within the first 90 days of employment.
  • Valid driver's license free from major moving violations and dependable transportation.

Nice-to-haves

  • Experience with HVAC systems and minor electrical repairs.
  • Knowledge of plumbing systems and appliance repair.
  • Ability to work independently and manage time effectively.
