About the position

The Area Portfolio Maintenance Manager at GHP Management Corporation is responsible for leading and managing maintenance operations across multiple communities. This role focuses on ensuring high standards of cleanliness, maintenance, and aesthetics while fostering employee and resident engagement. The manager acts as a mentor and leader, driving service excellence and maintaining the company's culture and vision. The position requires overseeing service teams, managing maintenance operations, and ensuring compliance with company standards and regulations.

Responsibilities

  • Provide leadership and guidance for the community service team, setting Service Excellence standards.
  • Promote company values and maintain a strong connection of the Service Team to GHP.
  • Select, hire, train, coach, and provide feedback to the Service Team.
  • Drive employee satisfaction and elevate team behaviors.
  • Manage resident requests and complaints, escalating when necessary.
  • Conduct daily walks to ensure compliance with GHP standards.
  • Manage repairs and upkeep of communities, ensuring timely completion.
  • Oversee preparation of vacant units for market readiness.
  • Train Service Teams on GHP and community policies, including OSHA standards.
  • Manage expenses and capital to meet budget requirements.
  • Partner with vendors to ensure project completion within budget and timeline.
  • Participate in monthly inspection processes and city inspections.
  • Assist with annual budget preparations and make budget recommendations.

Requirements

  • 3 - 5 years as a Service Manager within a property of at least 500+ units.
  • 5+ years as an Assistant Service Manager/Lead role supervising over 15+ team members.
  • 1 - 3 years of experience in multi-building service management preferred.
  • HVAC certification is a plus.
  • Familiarity with OSHA standards and their implementation.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and grounds upkeep.
  • Valid driver's license and clean driving record required.
  • Excellent customer service skills.
  • Ability to multi-task and possess good organizational skills.
  • High school diploma or equivalent.

Benefits

  • Competitive salary range of $100,000 - $120,000 per year.
