About the position

The position involves assisting in the management of the property in accordance with CSM policy and procedures as described in SOP manuals. This includes the administration of leasing procedures to meet or exceed the budget established for the property by achieving occupancy and rental rate goals. Responsibilities also include the prompt collection of rent, initiating the Unlawful Detainer process when necessary, and ensuring inspections of each unit during check-in and check-out to protect the owners' assets. The role supports the Community Manager in implementing operational changes based on property needs and ensures that a responsible person is available for building emergencies in the absence of the Community Manager. Participation in community activities and other assigned projects is also required.

Responsibilities

  • Assist in the management of the property in accordance with CSM policy and procedures.
  • Administer leasing procedures to meet/exceed budget established for the property.
  • Prompt collection of rent and initiate Unlawful Detainer process when necessary.
  • Ensure inspections of each unit during check-in and check-out.
  • Support the Community Manager in implementing changes to operations based on property needs.
  • Ensure a responsible person is available for building emergencies at all times in the absence of the Community Manager.
  • Participate in community activities and other projects as assigned.
  • Assist in the management of department expenses and deposits to maximize profitability.
  • Assist in effective labor management through proper scheduling and monitoring.
  • Follow CSM procurement guidelines and apply good business judgment.
  • Provide support for administrative and accounting tasks as needed.
  • Help manage and maintain company assets to stay within budget guidelines.
  • Actively solicit business to achieve occupancy and rental goals.
  • Ensure prospective residents are reached through advertising and respond to inquiries.
  • Responsible for accurate preparation and administration of all leasing activities.
  • Assist resident management in completing market studies and advertising.
  • Ensure residents' needs and concerns are responded to professionally and timely.
  • Maintain physical asset to provide a welcoming environment for residents.
  • Assist the Community Manager in walking the property periodically.
  • Train and model appropriate resident service standards.
  • Assist in the training of employees and maintain training records.
  • Analyze quality issues, identify training needs, and ensure implementation.
  • Conduct routine inspections of operations to maintain standards.
  • Ensure a clean and safe work environment and follow procedures for incidents.
  • Assist in any natural/catastrophic disaster.
  • Assist in interviewing, hiring, coaching, and development of employees.
  • Work with the Community Manager to motivate staff and provide feedback.
  • Keep the Community Manager informed of performance or employee relations issues.
  • Responsible for effective self/workload management.
  • Demonstrate clear written and verbal communication skills.
  • Promote collaboration and a positive work environment.
  • Adhere to CSM attendance policy and grooming standards.
  • Attend all required meetings.
  • Adhere to all CSM Standard Operating Procedures and Fair Housing laws.

Requirements

  • 2+ years of relevant work experience required.
  • Must be detail oriented.
  • Ability to communicate well with all levels within and outside the organization.
  • Possess strong computer skills.
  • Ability to problem-solve with employees and residents.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Current and valid driver's license with a safe driving record required.
