About the position

The Assistant Property Manager supports the Property Manager in overseeing the daily operations of residential real estate properties. This role involves managing site staff, handling bookkeeping, preparing lease agreements, and ensuring the maintenance and upkeep of the property. The Assistant Property Manager also takes on supervisory responsibilities in the absence of the Property Manager, ensuring compliance with organizational policies and laws.

Responsibilities

  • Prepares lease or rental agreements and collects specified rents and impounds.
  • Handles electronic and manual bookkeeping functions, credits renter accounts for receipts, and debits accounts for disbursements such as upkeep and maintenance costs.
  • Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as appropriate.
  • Manages daily operations, site staff, and vendors.
  • Purchases supplies and equipment for use on property.
  • Requests issuance of checks for monies due residents.
  • Prepares periodic inventory of building contents and property condition, and forwards listing to supervisor for review.
  • Prepares vacancy, occupancy, traffic reports and turnover schedules for internal use and external agency compliance.
  • Contacts utility companies to arrange for transfer of service for tenants.
  • Coordinates moving, inspections, dealing with tenant issues and related items.
  • Inspects site, grounds, vacant units, etc. on a daily basis.
  • Assists with eviction of tenants in compliance with court order and directions from supervisor.
  • Responds to emergency calls and situations as required.
  • Travels frequently to outlying facilities in the performance of regular duties.
  • Communicates and interacts with residents individually or in groups as required.

Requirements

  • One-year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.

Benefits

  • Competitive hourly wage of $20-$21 per hour depending on experience.
