About the position

The Assistant Property Manager plays a crucial role in supporting the Property Manager in all facets of property operations. This position is designed for individuals who are eager to contribute to the success of property management while ensuring that operational and financial goals are met. The Assistant Property Manager will be responsible for a variety of tasks that include bookkeeping, monitoring Key Performance Indicators (KPIs), and managing the lease-up of the property. This role requires a proactive approach to creating a positive living environment for residents and fostering strong relationships with community resources. The Assistant Property Manager will also emphasize outstanding customer service through staff training and performance evaluations, ensuring that the team operates effectively in a collaborative and entrepreneurial environment. In addition to these responsibilities, the Assistant Property Manager will manage various projects, from marketing initiatives to construction projects, as assigned by the Community Manager. This position requires a detail-oriented work ethic, the ability to manage budgets, and a strong understanding of property management software. The ideal candidate will have a professional demeanor and the ability to inspire team members to achieve high levels of performance. This role is essential for maintaining the operational integrity of the property and enhancing the overall resident experience.

Responsibilities

  • Assist the Property Manager in all aspects of property operation.
  • Record revenue and expense accruals, depreciation, and amortization entries.
  • Monitor Key Performance Indicators (KPIs) on-site and manage the property to the approved operating budget.
  • Oversee the lease-up of the property and manage delinquency.
  • Create a positive environment that enhances the experience for residents.
  • Build and maintain relationships with campus and community resources.
  • Promote outstanding customer service through staff training and ongoing job performance evaluations.
  • Work collaboratively with other staff members in a highly entrepreneurial environment.
  • Manage projects ranging from marketing initiatives to construction projects as assigned by the Community Manager.

Requirements

  • 1-2 years experience with bookkeeping or completion of 1-2 collegiate accounting courses.
  • Ability to use and quickly learn technology including Google Apps and Microsoft Office.
  • Experience with property management software such as Real Page, Entrata, or Yardi.
  • Detail-oriented work ethic with experience managing to a budget and P&L ownership.
  • Team player capable of inspiring team members and providing constructive feedback.
  • 2 years of experience in multifamily property management is required.
  • 'Client-ready' professional demeanor and presentation.

Nice-to-haves

  • Experience with Yardi (1 year preferred).
  • Experience with accounts receivable/accounts payable (1 year preferred).
