About the position

Rose Associates is seeking an Assistant Property Manager to join our team in Fairfield, CT. This full-time position offers a competitive salary ranging from $70,000 to $75,000 per year. As an Assistant Property Manager, you will play a crucial role in supporting our vibrant residential communities, ensuring that resident needs are met while maintaining high standards of service and compliance. You will be the primary point of contact for residents, addressing their requests, complaints, and inquiries in accordance with contract standards. Your ability to cultivate positive relationships among residents, management, and staff will be essential in creating a welcoming community atmosphere. In this role, you will assist in financial analysis, budgeting, and compliance paperwork, ensuring that all financial operations are conducted smoothly. You will manage office supplies, monitor agreements for compliance, and ensure that delinquency remains below 0.5% of Gross Potential Rent (GPR) through diligent monthly reporting. Additionally, you will coordinate community inspections, manage Move In/Move Out schedules, and oversee insurance certificates. Your collaboration with property management on renovations and repairs will be vital to maintaining the quality of our properties. You will also conduct leasing demonstrations, manage lease administration, and enforce lease terms while maintaining market intelligence to achieve occupancy goals. Supervising resident retention programs and being available for emergencies will be part of your responsibilities, as will maintaining an on-site presence for community matters and communication. The role may require you to navigate stairs and adapt to varying environments, and you may be asked to perform additional duties as required.

Responsibilities

  • Address resident requests, complaints, and inquiries according to contract standards.
  • Act as a liaison between ownership and residents, drafting and distributing communications.
  • Cultivate positive relationships among residents, management, and staff.
  • Assist in financial analysis, budgeting, and compliance paperwork.
  • Manage office supplies and monitor agreements for compliance.
  • Ensure delinquency stays below 0.5% of GPR through monthly reporting.
  • Coordinate community inspections, Move In/Move Out schedules, and insurance certificates.
  • Aid in data entry and post-move out walk-throughs.
  • Collaborate with property management on renovations and repairs.
  • Conduct leasing demonstrations and manage lease administration.
  • Enforce lease terms and maintain market intelligence for occupancy goals.
  • Supervise resident retention programs and collaborate internally.
  • Be available for emergencies and ensure insurance compliance.
  • Maintain on-site presence for community matters and communication.

Requirements

  • Bachelor's degree in business, marketing, real estate, or finance is preferred.
  • Minimum of 3 years of multifamily leasing and/or assistant community management experience.
  • Proficiency in navigating computers and community management software, including Microsoft Office, iLuvLeasing, On-Site, and Yardi.
  • Technical knowledge of building operations and maintenance.
  • Understanding of marketing trends, budgeting, and reporting.
  • Valid CT real estate license or ability to obtain one within the first 120 days of employment.
  • Work authorization (required).
  • Must be available to work weekends (Saturdays and Sundays).
