About the position

The Commercial Property Manager at Plenty of Places Apartment Homes is responsible for overseeing the operations of a premier property in Los Angeles. This role requires a dynamic leader who can inspire a team and drive performance in areas such as property maintenance, tenant satisfaction, occupancy rates, revenue generation, and cost management. The position demands effective communication, strong judgment, and the ability to build relationships with tenants and vendors alike.

Responsibilities

  • Oversee daily property operations to ensure it is well-maintained and aligned with company standards.
  • Manage the property's physical aspects, including building maintenance, repairs, and upgrades.
  • Conduct regular property inspections and coordinate necessary maintenance or improvements.
  • Act as the primary point of contact for tenants, promptly addressing inquiries, concerns, and service requests.
  • Foster positive tenant relationships through effective communication, ensuring high levels of tenant satisfaction.
  • Administer tenant lease agreements, renewals, and resolve disputes as needed.
  • Oversee and enforce lease agreements, ensuring full compliance with terms and conditions.
  • Prepare, negotiate, and execute lease documents and renewals in collaboration with the leasing team.
  • Monitor key lease dates, including expirations, rent escalations, and renewal or termination options.
  • Develop and manage property budgets, ensuring financial performance remains within projected limits.
  • Track and analyze operating expenses, including utilities, maintenance costs, and vendor contracts.
  • Collect rent payments, issue invoices, and manage overdue accounts.
  • Prepare and deliver financial reports to senior management, providing regular updates on property performance.
  • Source and manage relationships with third-party vendors, contractors, and service providers.
  • Ensure compliance with all local, state, and federal regulations, including health, safety, and environmental standards.
  • Maintain accurate records of all property-related activities, including leases, maintenance requests, and financial transactions.

Requirements

  • Bachelor's degree in a relevant field.
  • 3+ years of commercial property management experience.
  • Valid Real Estate license or other relevant industry designations, such as CAM (Certified Apartment Manager).
  • Proficiency with Microsoft Office Suite and property management software (e.g., Appfolio).
  • Strong verbal and written communication skills.
  • Ability to build relationships and work well under time constraints.
  • In-depth understanding of California Fair Housing Laws and OSHA requirements.
  • Strong skills in team building, coaching, leadership, conflict resolution, decision-making, and effective planning.
  • Solid understanding of financial statements and the ability to analyze financial data.
