About The Position

The Community Manager will oversee the daily operations of apartment communities, ensuring a safe and comfortable environment for residents. This role involves leading a team of leasing agents and maintenance professionals, maintaining high occupancy levels, and ensuring compliance with governing regulations. The Community Manager will also foster a positive team environment focused on resident needs, while upholding the mission and values of Wallick Communities.

Requirements

  • High school diploma or GED.
  • 1+ year previous experience as a residential property manager, preferably with HUD/Section 8 experience.
  • 3 years previous experience in a general manager position or similar with strong leadership and process management skills.
  • Strong computer skills with Microsoft Word, Excel, and Microsoft Teams.
  • Experience with Yardi or similar platforms is a plus.
  • Strong analytical skills with financial acumen.
  • Excellent communication skills and attention to detail.
  • Valid driver's license.

  • COS, LIHTC, HCCP, AHM certifications (opportunity to obtain as an associate).

Responsibilities

  • Lead a team of leasing agents and maintenance professionals to provide excellent resident experiences.
  • Maintain acceptable occupancy levels (minimum 98%).
  • Complete move-out paperwork according to governing regulations.
  • Perform unit move-out, annual, and housekeeping inspections in a timely manner.
  • Review rental applications for approval.
  • Ensure collections of all monies due to the community are received and deposited.
  • Audit resident files for completeness and correctness before supervisor review.
  • Assist Regional Manager with audit findings.
  • Maintain positive relationships with community owners and residents.
  • Process community invoices for payment and maintain adequate supplies.
  • Process community staff payroll and complete required reports timely.
  • Maintain the community to company standards and perform other related duties as assigned.
