About the position

The Director of Finance at Value StoreIt Management, Inc. is a senior leadership role responsible for overseeing financial planning and analysis. This position serves as a bridge between finance and accounting, providing strategic insights and managing financial controls. The Director will work closely with the President and executive leadership team to ensure accurate financial reporting and compliance, while also supporting the company's growth and operational efficiency.

Responsibilities

  • Manage financial controls and accounting procedures and assist with tax planning strategies.
  • Prepare monthly financial statements and key performance reports for all VSI Properties.
  • Prepare quarterly US GAAP Reporting for annual fair value basis audits.
  • Oversee audits and provide full GAAP footnotes for statements, and review tax returns for alignment with tax planning strategies.
  • Analyze existing property financing and provide insight into the financial operation of the company.
  • Actively support equity fund program(s) and other capital markets activities.
  • Assist in all cash management and forecasting analysis and prepare reports for executive/investor meetings on an ad hoc basis.
  • Prepare and review detailed K-1 tax reports for investors, ensuring accuracy and compliance with tax regulations while meeting reporting deadlines.
  • Manage and perform complex waterfall calculations for real estate investment distributions, ensuring alignment with partnership agreements and accurately tracking investor returns across multiple project tiers.
  • Coordinate and review cost segregation studies for new projects.
  • Prepare annual operating budgets for all entities.
  • Manage and obtain loans for new and existing assets.

Requirements

  • At least seven years of hands-on finance and accounting management level experience.
  • Strong experience with Excel, QuickBooks, and Microsoft PowerBI.
  • Strong analytical and financial analysis skills.
  • Prior experience in a commercial real estate environment, with multi-entity accounting and reporting.
  • Bachelor's Degree and/or equivalent work experience.
  • MBA and/or CPA preferred.
