About the position

The Director of Preconstruction at Martin Harris Construction is responsible for overseeing the preconstruction functions for design-build and negotiated projects. This role involves planning, coordinating, and directing preconstruction activities, ensuring client satisfaction, and managing relationships with various stakeholders throughout the preconstruction process. The Director will work closely with the Vice President to manage the Pre-Construction Services department and will play a key role in developing client relationships and maintaining satisfaction during the project lifecycle.

Responsibilities

  • Plan, coordinate, and direct preconstruction functions for design-build and negotiated projects.
  • Support constructability reviews and budget analysis, presenting findings to clients.
  • Identify project concepts and services required, confirming client expectations regarding cost, quality, and timeline.
  • Select architects, consultants, delivery methods, and subcontractors as needed.
  • Establish communication procedures and assist with site research and evaluation.
  • Administer Preconstruction Conference/Kick-off meetings and coordinate team meetings, documenting minutes.
  • Participate in conceptual estimate reviews and provide technical support to ensure accuracy of information.
  • Oversee Value Analysis and Value Engineering processes, preparing and presenting the Pre-Construction Services Agreement to clients.
  • Maintain relationships through operations and assist with dispute resolution as required.
  • Support Business Development with potential clients, including meetings and site investigations.

Requirements

  • High school diploma or GED; some college preferred.
  • 10+ years of experience in the construction industry.
  • Estimating experience is a plus.
  • Excellent communication and people skills are essential.
  • Ability to establish trust and relationships quickly.
  • Self-motivated with strong leadership and organizational skills.
  • Proficient in Microsoft Word, Excel, Primavera, and Procore software.
  • Strong writing and presentation skills are required.
  • Knowledge of AIA 2007 contract templates and AGC Consensus Docs is required.

Nice-to-haves

  • LEED Accreditation preferred; accreditation is a goal within 180 days of hire.
  • Construction background with a sales personality.
