About The Position

The Experienced Maintenance Tech at Sweet Water at Largo is responsible for maintaining a safe, clean, and comfortable environment for residents, staff, and guests. This role involves performing various maintenance and repair duties throughout the facility, including HVAC maintenance, plumbing, electrical work, and general upkeep of the community grounds.

Requirements

• Experience in HVAC maintenance.
• Knowledge of flooring, plumbing, painting, and electrical work.
• Ability to perform routine maintenance and repairs in a timely and cost-efficient manner.

Nice To Haves

• Certification in HVAC or related fields.
• Previous experience in a similar maintenance role.

Responsibilities

• Perform routine maintenance duties to complete all service requests for repair and maintenance of facilities, buildings, resident rooms, and equipment.
• Fix walls and/or floor coverings; repair furniture and fixtures; perform basic plumbing work; perform minor electrical repairs; repair appliances; and paint and refurbish as needed.
• Maintain floors, including carpet cleaning, deodorizing, and sanitizing, while allowing time for other duties.
• Strip, seal, and wax tile floors as necessary.
• Assist in executing the preventative maintenance program.
• Work on heating and air conditioning systems, domestic water systems and pumps, refrigeration systems, motors, fans, electrical systems, and emergency generators.
• Communicate with the Manager for technical advice, product information, research, and quality assurance guidance.
• Ensure maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
• Advise the Administrator/Manager of the overall condition of the equipment and furnishings of the community.
• Report all hazardous conditions to the supervisor or appropriate manager immediately.
• Perform community trash and bulk discard removal as necessary.
• Assist with Fire Safety and Disaster Preparedness Evacuation procedures.
• Maintain all tools and repair parts.
• Interact with residents and/or family members while respecting their rights to privacy and confidentiality.
