The Facility Manager position in New York, NY, is a critical role that reports to the Director of Operations. This position is responsible for delighting our client through the delivery of facility management services in accordance with our contractual requirements and JLL best practices. The Facility Manager will partner with the site leadership team to provide seamless facilities service delivery through leadership, responsiveness, and creativity that fosters positive relationships. The role requires compliance with all requirements of the client contract and aims to meet or exceed Key Performance Indicators (KPIs). In terms of service delivery, the Facility Manager will manage the delivery of preventative and reactive maintenance for operations and maintenance (O&M) scope, including but not limited to elevators, escalators, and Fire Life Safety systems, ensuring compliance with all safety requirements and local, state, and federal laws and regulations. The role also involves managing vendor performance, supporting sourcing platforms through vendor contract and procurement processes, and identifying opportunities for improved operations to drive efficiencies. The Facility Manager will also manage Business Continuity Plans and respond to emergency situations, effectively managing the Computerized Maintenance Management System (CMMS) by completing all assigned work orders within service level agreements (SLAs) and supporting system improvement initiatives. Financially, the Facility Manager will ensure that operational expenditures are managed within agreed budgets, support the creation of the annual operating budget, and ensure compliance with all JLL, client, and account financial policies and procedures. Leadership responsibilities include developing a high-performing team of direct reports, leading direct and cross-functional teams in support of workstream delivery, and ensuring all KPIs and SLAs are met or exceeded. The ideal candidate will possess a Bachelor's Degree in Facility, Property, CRE Management, or a related field, along with a minimum of 5 years' experience in facilities or property management. Strong business acumen, financial planning and analysis skills, proficiency in information technology tools, and excellent interpersonal and communication abilities are essential for success in this role.

Responsibilities

  • Partner with the site leadership team to provide seamless facilities service delivery through leadership, responsiveness, and creativity.
  • Comply with all requirements of the client contract and meet or exceed Key Performance Indicators (KPIs).
  • Manage the delivery of preventative and reactive maintenance for O&M scope including elevators, escalators, and Fire Life Safety systems in accordance with KPIs and SLAs.
  • Ensure compliance with all safety requirements and required local, state, and federal laws and regulations.
  • Manage vendor performance, ensuring services are delivered in accordance with the contract and agreed standards.
  • Support sourcing platform through the vendor contract and procurement processes.
  • Identify, develop, and implement opportunities for improved operation to drive efficiencies.
  • Manage Business Continuity Plans and respond to emergency situations.
  • Effectively manage the CMMS by completing all assigned work orders within SLAs and support system improvement initiatives.
  • Lead small scale O&M project activities.
  • Complete other duties or ad hoc projects as assigned.
  • Ensure that operational expenditures are managed within agreed budgets and identify efficiencies where possible.
  • Support creation of the annual operating budget and monthly variance reports.
  • Ensure compliance with all JLL, Client, and account financial policies and procedures.

  • Develop a high performing team of direct reports; staff succession and growth plans.
  • Lead direct and cross-functional teams in support of workstream delivery to ensure all KPI and SLA are met or exceeded.

Requirements

  • Bachelor's Degree in Facility, Property, CRE Management or related field.
  • Minimum 5 years' experience in facilities, property management or related field.
  • Business acumen including financial planning and analysis; demonstrated ability to manage within budget and time constraints.
  • Proficiency in a range of information technology tools and platforms.
  • Excellent interpersonal, communication, negotiation and presentation ability.
  • Excellence in administrative skills.
  • Knowledge of building regulations and local health and safety requirements.
