About The Position

The Commercial Property Manager at Granville Homes, Inc. is responsible for overseeing the management and maintenance of commercial properties. Requirements

  • California Real Estate License preferred.
  • Two years of commercial property management experience.
  • Knowledge of CAMs (Common Area Maintenance).
  • Excellent written and oral communication skills.
  • Self-starter with minimal supervision required.
  • High level of integrity and customer service orientation.
  • Knowledge of California commercial real estate laws.
  • Experience with property management software like AppFolio or Yardi.

Nice To Haves

  • Bachelor's Degree in Real Estate or related field preferred.
  • Six years of management experience in the property management industry.

Responsibilities

  • Manage and report on all commercial properties in the portfolio.
  • Show and tour commercial properties to prospective tenants.
  • Process and supervise tenant applications and prepare related notices.
  • Work with legal counsel during eviction procedures.
  • Prepare CAM estimates and ensure tenant's pro rata share of expenses are calculated correctly.
  • Monitor trends from gross sales reports and take necessary actions.
  • Collect and track insurance certificates for tenants and vendors.
  • Handle insurance claims for damages reported by visitors.
  • Post notices of non-responsibility for tenant construction activities.
  • Negotiate and renew commercial tenant leases and oversee field operations.
  • Coordinate move-ins, move-outs, and unit turns for commercial properties.
  • Oversee rent collection and ensure proper receipting and deposit processing.
  • Process, audit, and approve maintenance work orders and invoices.
  • Determine property maintenance needs and negotiate maintenance contracts.
  • Maintain owner, vendor, and tenant account ledgers.
  • Coordinate and participate in tenant or community events.
  • Resolve tenant and maintenance issues promptly and cost-effectively.
  • Provide regular reports to senior management on property performance.
  • Review and approve expenditures within budget and negotiate contracts.
  • Suggest marketing improvements and review rent schedules for projects.
  • Address tenant relation issues and escalated complaints.
  • Develop corrective programs for properties as needed.
