About the position

The Groundskeeper/Porter position at University Partners is a full-time role dedicated to maintaining the cleanliness and upkeep of community grounds and common areas. This position is essential for ensuring that all outdoor and amenity spaces are kept in pristine condition, providing a welcoming environment for residents, guests, and employees. The Groundskeeper will be responsible for a variety of tasks, including minor landscaping duties that fall outside the scope of the landscaping contractor's responsibilities. The role requires a proactive approach to cleanliness and maintenance, with a focus on delivering excellent service to all stakeholders. In this position, the Groundskeeper will engage in daily activities such as cleaning and monitoring trash receptacles, maintaining amenity areas like clubhouses and pools, and clearing debris from community grounds. The Groundskeeper will also assist with minor work orders as directed by the Maintenance Supervisor, ensuring that all tasks are completed efficiently and to a high standard. Regular communication with the Maintenance Supervisor is crucial, as the Groundskeeper will receive daily assignments and updates on maintenance concerns. The role also involves performing inspections of common areas, maintaining cleanliness standards, and ensuring that all equipment and supplies are adequately stocked. The Groundskeeper will participate in monthly safety meetings and keep abreast of safety regulations, contributing to a safe and well-maintained community environment. This position is ideal for individuals who are detail-oriented, possess good customer service skills, and are willing to work in various weather conditions.

Responsibilities

  • Providing excellent service to residents, guests, employees, and contractors.
  • Cleaning and monitoring trash receptacle locations on property.
  • Cleaning all amenity areas including the clubhouse, model apartment, pool, sport courts, and restrooms.
  • Clearing and removing debris from community grounds, breezeways, and amenity areas.
  • Completing and assisting with minor work orders as directed by the Maintenance Supervisor.
  • Delivering resident correspondence and packages to units as requested.
  • Meeting with Maintenance Supervisor daily to review work orders and assignments.
  • Keeping a record of hours utilizing company provided forms/software.
  • Inspecting common areas daily for debris and pet waste, and reporting maintenance issues.
  • Maintaining trash receptacles to be clean and clear, and reporting any issues to the Maintenance Supervisor.
  • Performing pressure washing of common areas, walks, and buildings as directed.
  • Performing custodial cleaning in interior common areas and units as directed.
  • Completing minor work orders as directed, ensuring a 24-hour response policy.
  • Enforcing trash standards on property and reporting violations to Maintenance Supervisor.
  • Logging and maintaining pool chemicals daily according to local code.
  • Maintaining MSDS/OSHA/EPA logs in shop and office as directed.
  • Informing Maintenance Supervisor of supplies needed for maintenance.
  • Providing coverage of common areas on weekends and during Saturday afternoon cleans as scheduled.
  • Performing monthly inspections as directed by the Maintenance Supervisor.
  • Attending monthly safety meetings to stay informed of safety regulations and changes.
  • Ensuring proper equipment is kept in inventory and reporting any missing or broken equipment.
  • Assisting in the verification of inventory as directed.

Requirements

  • High school diploma or GED preferred.
  • Valid driver's license with proof of insurance.
  • Ability to understand cleaning solution labels and use as instructed.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence and effectively present information in small group situations.
  • Ability to perform basic mathematical operations such as addition, subtraction, multiplication, and division.
  • Ability to apply common sense understanding to carry out simple instructions.
  • Professional and energetic demeanor, preferably with previous landscape, maintenance, or housekeeping experience.
  • Good customer service skills and effective communication and listening skills.
  • Ability to be an effective team player and interact well with others.
  • Organized and detail-oriented with effective time management skills.
  • Ability to maintain confidentiality and follow directions from a supervisor.
  • Willingness to work in all types of weather conditions and to work weekends or overtime as required.

Nice-to-haves

  • Experience in grounds maintenance or landscaping.
  • Familiarity with basic maintenance and minor repairs of small engines.
