The Leasing Agent serves as the community's sales representative, primarily responsible for greeting clients and professionally presenting the features and benefits of the assigned community. This role is crucial in securing lease agreements from qualified individuals while ensuring that current residents feel welcomed and comfortable in their community. The Leasing Agent will assist customers throughout the leasing process, provide resident services as needed, and complete additional duties as requested by the manager. A background in leasing is advantageous, but previous sales experience in any field is essential. The candidate must possess computer literacy and be able to communicate effectively in both English and Spanish, with a flexible schedule being a requirement. In this role, the Leasing Agent will conduct property tours for potential tenants, process rental applications, and perform background and credit checks. They will prepare leasing agreements, ensuring that all necessary paperwork is completed accurately, and coordinate move-in/move-out processes while conducting property inspections. Addressing tenant inquiries, issues, and maintenance requests promptly and professionally is a key responsibility. The Leasing Agent will utilize property management software for lease management and data entry, negotiate lease terms and rental rates, and maintain a professional yet friendly atmosphere in the leasing office. Daily tasks include inspecting models and market-ready vacancies for cleanliness, answering incoming phone calls, and greeting prospective residents. The Leasing Agent will qualify potential tenants, determine their needs and preferences, and present the community and specific apartments effectively. They will also update online advertising to reflect current market pricing weekly and coordinate lease renewals throughout the month. The role requires physical inspections of the community, litter pickup, and reporting service needs to the property manager and maintenance staff. Organizational skills are necessary for filing reports, leases, and paperwork, along with performing any additional duties assigned by the property manager.
