About the position

The Leasing Agent position at Foresight Asset Management, LLC in the Killian Region is a vital role that requires a dedicated individual to manage leasing operations within an apartment community. This position is essential for ensuring that all leasing activities are conducted efficiently and effectively, contributing to the overall success of the property. The Leasing Agent will be responsible for preparing all lease-related paperwork accurately and in a timely manner, explaining lease documents to both new and existing residents, and ensuring that all necessary documentation is completed prior to resident move-in. In addition to paperwork, the Leasing Agent will follow established policies and procedures for the qualification, screening, and acceptance of applicants for residency. This includes executing all affordable housing paperwork and reporting, if applicable. The role also involves assisting with the day-to-day operations of the apartment community, working closely with the property manager to direct on-site staff efforts to ensure that apartments are ready for move-in and maintained satisfactorily. The Leasing Agent will maintain prospect traffic and leasing data, assist with computer data entry, and deliver resident gifts. They will also inspect units for move-ins to ensure readiness and assist in planning and hosting resident functions. A key aspect of the role is leasing apartments and aggressively selling the property’s products and services, which includes responding to inquiries, conducting site tours, and showcasing property amenities. The Leasing Agent will develop and implement effective sales strategies to optimize occupancy and maximize leased rent, while maintaining thorough knowledge of the property and its competition. Customer service is paramount in this role, as the Leasing Agent will respond to resident requests, work to resolve complaints, and follow through to ensure issues are addressed. They will also be responsible for maximizing resident renewals and transporting funds to the bank as required by company policy. Overall, the Leasing Agent plays a crucial role in enhancing the living experience for residents and ensuring the property meets its occupancy and financial goals.

Responsibilities

  • Prepare all lease-related paperwork accurately and in a timely manner.
  • Explain lease documents to new and existing residents.
  • Ensure all documents are completed prior to resident move-in.
  • Follow established policies and procedures in the qualification, screening, and acceptance of applicants for residency.
  • Execute all affordable housing paperwork and reporting, if applicable.
  • Assist with managing the day-to-day operation of the apartment community.

  • Develop, refine, and effectively implement excellent telephone and personal sales skills.
  • Optimize occupancy while maximizing effective leased rent.
  • Work with property management staff to develop and implement sales and marketing strategies.
  • Increase property traffic levels, maintain closing ratios, and achieve budgeted occupancy percentages.
  • Maintain thorough product knowledge of the property and major competition through site visits/tours and telephone surveys.
  • Maintain company customer service standards.
  • Respond to resident requests and work to minimize and resolve resident problems and complaints.
  • Follow through to ensure issues are resolved.
  • Follow the property lease renewal program and maximize resident renewals.
  • Transport funds to the bank as required by company policy.
  • Perform all other duties as assigned.

Requirements

  • High school diploma or GED.
  • Valid driver's license and current automobile insurance.
  • At least 2 years of experience in a related field.
  • Ability to read and write in English fluently and accurately perform basic to intermediate mathematical functions.
  • Good organizational skills and strong customer service orientation.
  • Assertiveness and ability to close a sale.
  • Ability to access all units to show prospective residents and inspect the premises.

Nice-to-haves

  • Completion of in-house training in leasing within the first 90 days of employment.
