The Leasing Agent serves as the primary sales representative for the property, responsible for greeting prospects and professionally presenting the features and benefits of the assigned community. This role is crucial in securing lease agreements from qualified individuals while ensuring that current residents feel welcomed and comfortable in their living environment. The Leasing Agent must conduct all business in accordance with company policies and procedures, as well as adhere to Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other relevant laws pertaining to apartment leasing. In the marketing and leasing aspect of the role, the Leasing Agent is expected to maintain a professional yet friendly atmosphere in the leasing office and other areas where prospective residents and current residents interact. Daily inspections of model apartments and market-ready vacancies are required to ensure cleanliness and readiness for showings. The Leasing Agent will handle incoming phone calls, addressing inquiries from prospects, managing complaints from residents, and processing service requests. When necessary, calls should be transferred to the assistant manager or manager for further assistance. The Leasing Agent is responsible for greeting prospective residents, qualifying them, and determining their needs and preferences. They must effectively communicate the community's features and benefits while maintaining awareness of local market conditions and trends. Additionally, the Leasing Agent is encouraged to contribute ideas to the manager for marketing the property and enhancing resident satisfaction. On the administrative side, the Leasing Agent must accurately complete lease applications, assist with application verification, and notify prospective residents of the results. They are responsible for typing various resident communications, completing all lease paperwork, and accepting rents and deposits. The Leasing Agent will also maintain Guest Card information for all prospects, send thank-you notes, and perform follow-ups. Regular physical inspections of the property are required, including picking up litter and reporting any maintenance needs. The Leasing Agent will also inspect move-outs and vacancies, inventory office supplies periodically, and organize and file necessary reports and paperwork. Attendance at company meetings and assistance with daily and weekly reports, resident communications, and market surveys is also expected.
