The Leasing Manager (Lease Up) position is crucial for managing and directing the community's marketing, advertising, sales activities, and leasing team members to achieve established revenue, occupancy, resident retention, and leasing goals. This role requires a proactive approach to ensure the community meets its financial and operational objectives while maintaining high standards of service and resident satisfaction. The Leasing Manager will oversee the community's marketing strategies, ensuring that advertising and sales activities are effectively driving traffic and occupancy. This includes setting rent pricing and concessions, monitoring daily sales and leasing activities, and staying informed about market conditions that may impact occupancy rates. The manager will also develop and implement both short- and long-term marketing plans, utilizing creative strategies to enhance leasing performance and attract prospective residents. In addition to marketing responsibilities, the Leasing Manager will actively participate in the leasing process, which involves generating and monitoring traffic, qualifying prospects, preparing lease documentation, and ensuring a smooth move-in process. The role also includes reviewing financial reports and operational metrics to identify areas for improvement and making presentations about marketing and leasing strategies to clients and business managers. Furthermore, the Leasing Manager will supervise the leasing team, ensuring they are well-trained and aligned with the company's policies and values, while also addressing resident concerns and enhancing the overall community experience.

Responsibilities

  • Manage and direct the community's marketing, advertising, and sales activities to achieve revenue and occupancy goals.
  • Oversee on-site traffic and ensure an appropriate inventory of 'ready' apartments.
  • Set rent pricing and concessions, and monitor day-to-day sales and leasing activities.
  • Develop and implement short- and long-term marketing plans to sustain occupancy.
  • Implement creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.
  • Develop print and internet advertising strategies and use technology to promote the community.
  • Generate sales and leasing reports using the Company's property management software.
  • Work with the maintenance team to ensure the community meets safety and appearance standards.
  • Inspect 'ready' units for marketability and create merchandising techniques to promote the apartments.
  • Actively participate in the leasing process, including generating traffic and qualifying prospects.
  • Review and analyze financial reports and operational metrics to identify and resolve leasing performance issues.
  • Make presentations about marketing and leasing strategies to clients and business managers.
  • Oversee the lease renewal program and manage communication with residents.
  • Respond to resident and client concerns promptly and courteously.
  • Supervise the leasing team, including hiring, training, and performance management.

Requirements

  • Must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Valid driver's license to drive a golf cart on property.
