About The Position

The Leasing Specialist at SteelHead Management is responsible for leasing, marketing, and maintaining resident satisfaction at The Westbrook at Brewer's Row in Richmond, VA. This role involves engaging with prospective residents, implementing marketing strategies, and ensuring a smooth leasing process while contributing to the overall success of the property management team.

Requirements

  • Previous restaurant, retail sales, or multifamily leasing experience required; previous multifamily leasing experience preferred.
  • Experience with OneSite preferred.
  • Above average ability to communicate with clients and co-workers both verbally and in writing.
  • Basic personal computer skills and ability to learn specialized software.
  • Skill to convince prospective residents of the advantages of living at the community using sales closing methods.
  • Ability to work a varied schedule, including weekends and some holidays as required.
  • Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
  • Ability to travel off-site for training courses and outside marketing.

Responsibilities

  • Rent apartment units to prospective residents.
  • Answer phone and email inquiries from prospective residents and encourage them to visit the community.
  • Meet with prospective residents to determine their apartment needs and use innovative sales techniques to close lease sales.
  • Develop and implement an effective marketing plan to achieve community goals.
  • Conduct outreach marketing activities to maintain appropriate traffic levels.
  • Show apartments and the overall community to prospective residents, highlighting amenities.
  • Obtain necessary information from prospects to begin the application process and enter data into the computer system.
  • Contact prospects regarding approval/disapproval decisions and assist them in completing lease applications.
  • Schedule move-in dates and any required maintenance prior to move-in.
  • Prepare and maintain resident files, ensuring information is correct and updated regularly.
  • Contact residents with expiring leases to discuss renewals and encourage lease renewals.
  • Handle resident calls for service or other needs, forwarding to appropriate staff members and writing work orders as necessary.
  • Prepare reports or compile data as requested.
  • Perform other duties as assigned in the best interests of the company.
