C+C offers a full breadth of management services to improve and enhance a property's revenue, cost control measures, maintenance, financial reporting, and resident relations. As a Maintenance Manager, you will oversee the maintenance department ensuring the physical condition of the property is being properly maintained. You will serve as an extension of Property Management, responsible for maintaining, tracking, and administering all maintenance-related tasks while working closely with the building Superintendents and property management. Your responsibilities will include assigning work to contracted vendors, performing quality control until projects are completed, and effectively delegating tasks to the maintenance team and Superintendent. You will also be responsible for sourcing maintenance supplies and equipment, resolving property-related emergencies, and developing standards for the cleanliness and overall appearance of the property grounds and common areas. In this role, you will track and manage projects with contractors and maintenance staff, periodically inspect work performed by service team members, and document daily progress reports. You will support cost-cutting and expense control initiatives by completing internal repairs when possible and reducing the use of contracted services. The position requires a proactive approach to ensure that all maintenance tasks are completed on time and to a high standard, contributing to the overall success of property management operations.

Responsibilities

  • Oversee the maintenance department ensuring the physical condition of the property is being properly maintained.
  • Maintain, track, and administer all maintenance related tasks working closely with building Superintendents and property management.
  • Assign work to contracted vendors and perform quality control until project completion.
  • Delegate tasks and responsibilities to maintenance team and Superintendent effectively and efficiently.
  • Request, compare, and bid-level vendor proposal estimates.
  • Source maintenance supplies and equipment for building related repair projects.
  • Resolve property related emergencies as needed.
  • Track and manage projects with contractors and maintenance staff and obtain status updates.
  • Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
  • Develop standards for the cleanliness and overall appearance of the property grounds, amenities, building exteriors, make-ready units, leasing office and other buildings and common areas.
  • Support cost-cutting and expense control initiatives by completing internal repairs when possible and reducing use of contracted services.
  • Document daily progress reports and maintain daily maintenance logs.
  • Perform weekly supply room inventory audit, ordering supplies when necessary.

Requirements

  • High School Diploma or equivalency required.
  • Technical training or other trade school or organizations preferred in Construction, Electrical, Plumbing, Carpentry, Apartment renovations, Low-pressure boilers.
  • 7+ years of experience as a Maintenance Manager, Superintendent or Project Manager required.
  • A minimum of 2 years' experience managing union/non-union maintenance employees required.
  • Proficiency in Microsoft Word and Excel is required.
  • Proficiency in Yardi, Avid, Site-Compli, HappyCo is preferred.
  • Working knowledge of low-pressure boilers, fire safety systems, HVAC/Heating equipment is necessary.
  • Ability to follow OSHA guidelines and use safer work practices at all times.
  • Ability to interact with residents and handle complaints with reasonable discretion is essential.
  • Knowledge in all building repair trades, purchasing procedures and work safety requirements is required.
  • Ability to keep accurate and detailed records.

Nice-to-haves

  • Experience with property management software other than Yardi.
  • Certifications in HVAC or plumbing.
  • Knowledge of energy-efficient building practices.
