About the position

The Maintenance Technician 2 position at Ingleside at Rock Creek is responsible for performing intermediate building repairs, including electrical, plumbing, carpentry, and painting. This full-time role requires a proactive approach to maintenance tasks, ensuring the safety and functionality of the community's facilities while providing excellent customer service to residents.

Responsibilities

  • Conducts rounds assigned by the Property Management Supervisor at the beginning of each shift; ensures all lights are in proper working order and records hazards for repair.
  • Performs preventive maintenance as required.
  • Removes snow in the winter using shovels, snow blowers, or other equipment as trained.
  • Assists with landscaping tasks such as adjusting sprinklers, power washing, and cleaning gutters.
  • Provides minor vehicle repairs as requested.
  • Completes work orders as assigned, utilizing smart devices and apps for tracking.
  • Records all maintenance conducted in a time log.
  • Completes all non-emergency work orders within 72 hours of receiving notice.
  • Performs rough and finish carpentry, including minor furniture repairs and drywall work.
  • Repairs windows, doors, doorframes, locks, and mailboxes as needed.
  • Maintains assigned Life Safety Regulatory log books and inspections.
  • Identifies and repairs leaks in pipes and valves as necessary.
  • Maintains boiler room conditions and performs necessary repairs.
  • Troubleshoots and repairs HVAC systems, including changing filters and inspecting heat exchangers.
  • Performs general plumbing repairs and maintains the water management plan.
  • Conducts medium duty electrical work, including installing outlets and repairing motors.

Requirements

  • High school diploma or GED required.
  • 1 to 3 years of HVAC/electrical/plumbing experience or trade school training required.
  • Universal EPA Certification is required.
  • Proficient in the operation of maintenance equipment and basic tools.
  • Strong customer service skills and ability to communicate effectively.

Nice-to-haves

  • Experience with snow removal equipment.
  • Knowledge of landscaping maintenance.
  • Familiarity with smart device applications for work order management.
