The Manager, Property position at Newmark Group, Inc. is a pivotal role responsible for the development and implementation of policies, procedures, and programs that ensure a well-managed and well-maintained building. This role places maximum emphasis on responding positively to the concerns and needs of tenants, while also focusing on environmental health and safety, and quality programs. The manager will work closely with the owner's goals and objectives to align property management strategies accordingly. In this role, the manager will assist in solidifying positive relationships with property owners by being proactive and responsive to their needs and requests. They will collaborate with senior management to understand and work with clients to determine the goals and objectives for the performance of real estate assets. The manager will also assist the Vice President and Portfolio Manager in developing and implementing recommendations to position properties for achieving the highest value consistent with the owner's objectives. The position requires the preparation and timely reporting of information to designated staff as set forth by Newmark and property owners. The manager will create and develop upgrades to services provided by the company to exceed client expectations. Additionally, they will develop and implement staffing plans and job descriptions for assigned sites, promoting continuous education for all on-site personnel. The manager will have bottom-line responsibility for the preparation, presentation, and content of the annual operating budget and monthly financial reporting package, as well as the final review and approval of all annual lease reconciliations and estimates. The manager will establish goals and objectives for on-site staff performance, prepare employee evaluations, and make recommendations for promotions and compensation. They will also develop a resource plan with overall accountability for delivering completed projects that meet customer requirements within set budgets and schedules. The role includes reviewing specifications for service contracts, selecting and awarding contract services, negotiating vendor agreements, and monitoring vendor performance to ensure compliance with established standards. Regular site visits and quarterly inspections of all properties within the portfolio are also part of the responsibilities, along with ensuring adherence to fire, life safety, and other safety programs in line with the Environmental Health and Safety Act.
