About the position

The Manager, Property position at Newmark is a pivotal role responsible for the development and implementation of policies, procedures, and programs that ensure the effective management and maintenance of properties. The primary focus is on fostering positive relationships with tenants and owners, addressing their concerns and needs, and ensuring compliance with environmental health and safety standards. This role requires a strategic approach to align property management practices with the owner's goals and objectives, ultimately enhancing the value of the real estate assets under management. In this role, the manager will assist senior management in understanding client needs and determining performance goals for the real estate assets. This includes collaborating with the Vice President and Portfolio Manager to develop and implement recommendations that position the properties for optimal performance. The manager will be responsible for preparing and reporting information to designated staff, ensuring timely communication and transparency in operations. The position also involves creating and developing service upgrades to exceed client expectations, as well as developing staffing plans and job descriptions for assigned sites. The manager will have bottom-line responsibility for the preparation and presentation of the annual operating budget and monthly financial reporting, ensuring that all financial activities align with the company's objectives. Additionally, the manager will oversee the performance of on-site staff, conducting employee evaluations and making recommendations for promotions and compensation. The role requires a proactive approach to vendor management, including the selection and negotiation of service contracts, and monitoring vendor performance to ensure compliance with established standards. Regular site visits and quarterly inspections are essential to maintain operational excellence and adherence to safety programs.

Responsibilities

  • Assist in solidifying positive relationships with owners by being proactive and responsive to their needs and requests.
  • Assist senior management in understanding and working with clients to determine goals and objectives for real estate asset performance.
  • Collaborate with the Vice President and Portfolio Manager to develop and implement recommendations for property positioning.
  • Prepare and report information in a timely manner to designated staff as set forth by Newmark and property owners.
  • Create and develop upgrades to services provided by the company to exceed client expectations.
  • Develop and implement staffing plans and job descriptions for assigned sites, promoting continuous education for on-site personnel.
  • Prepare, present, and oversee the annual operating budget and monthly financial reporting package.
  • Review and approve all annual lease reconciliations and estimates.
  • Establish goals and objectives for on-site staff performance and ensure timely and efficient completion.
  • Prepare employee evaluations and make recommendations for promotions and compensation.
  • Develop a resource plan with accountability for delivering completed projects within budgets and schedules.
  • Prepare lease abstracts and may have final approval authority for lease documents.
  • Review specifications for service contracts and oversee vendor performance compliance.
  • Review and approve payables and receivables prepared at the site level.
  • Supervise accounting output as required by the property.
  • Conduct weekly site visits to review policies, procedures, and personnel performance.
  • Perform quarterly inspections of all properties in the portfolio.
  • Ensure compliance with fire, life safety, and other safety programs in accordance with the Environmental Health and Safety Act.
  • Maintain a positive image in daily work interactions, both internally and externally.

Requirements

  • Bachelor's Degree in business or a related field.
  • RPA and CCIM or CPM certification required.
  • Minimum of 8 years' experience in property operations.
  • Knowledge in all aspects of business including leasing and construction management.
  • Experience managing a portfolio of three or more projects with direct reports.
  • Valid real estate license in states that require it.

Nice-to-haves

  • Experience in market surveys and pricing recommendations.
  • Ability to develop marketing programs and establish broker rapport for leasing objectives.
