About the position

The Leasing Professional at Morgan Properties is responsible for managing all aspects of apartment rentals, including generating traffic, leasing apartments, and assisting residents to ensure maximum occupancy. This role requires a vibrant, customer-focused attitude and involves direct interaction with prospective and current residents to promote resident retention and satisfaction.

Responsibilities

  • Create applicant files and process applications, verifying qualifications and submitting to the Manager for approval.
  • Contact applicants to confirm approval or denial of applications within 24 hours.
  • Lead guests to vacant and/or model apartments, discussing features and benefits that meet their needs.
  • Ensure applicants are set up properly in the computer and that all monies are processed within 24 hours.
  • Schedule lease signings within 24 hours of approval and complete lease agreements while collecting rental deposits.
  • Use guest cards to ascertain the needs and qualifications of every guest and promote resident retention programs.
  • Maintain courteous communications with residents, applicants, and representatives of other companies.
  • Review unit availability and record all traffic in the computer daily.
  • Walk tour paths, vacant units, and make-readies daily to ensure model apartments are ready for show.
  • Record all resident correspondence and submit it to the manager for review.
  • Support the team in achieving property goals and assist the manager with requested work.
  • Gather information about the property, surrounding community, and competition for marketing purposes.
  • Follow up with each guest a minimum of five times and respond promptly to phone calls and emails from guests.
  • Adhere to federal and state Fair Housing Laws and all company policies.

Requirements

  • Prior experience in leasing, sales, or customer service is preferred.
  • Valid driver's license with a good driving record and auto insurance may be required for traveling to multiple properties.
  • Outstanding interpersonal and communication skills to interact with residents and office staff.
  • Strong sales aptitude and focus on providing exceptional customer service.
  • High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
