About The Position

Develop your engineering career at JLL! The Operating Engineer supports operation, inspection and maintenance processes to mechanical building equipment and systems. You will work as part of a JLL team at 2.2 million SF client campus managed by JLL in Kansas City, MO!

Requirements

  • High School diploma/GED required; military service, union training, vocational or college education is preferred.
  • Must possess and maintain a valid state driver's license.
  • Must successfully pass background, drug/alcohol, and MVR screening process before beginning employment.
  • 4+ years of relevant work experience, repair and maintenance of commercial buildings/equipment.
  • Need a strong expertise with MEP especially HVAC, any HVAC certifications and licenses are desirable.
  • City of Kansas City, MO issued Operator Engineer contractor license certification is desirable.
  • Universal CFC EPA certification or interest in achieving within first year (with JLL assistance).
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams).
  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS).
  • Position requires frequent climbing, bending, kneeling, lifting, and driving.
  • Position requires lifting up to 80 lbs. and climb up to 30 ft ladders.
  • Strong Customer Service & interpersonal skills.

Responsibilities

  • Safely operate the facility in accordance with all applicable government and regulatory requirements.
  • Demonstrate and enforce safety rules and behaviors.
  • Identify, enforce, and assess safety hazards and risks.
  • Participate in incident investigations.
  • Perform maintenance and monitoring repairs to the mechanical, plumbing, structural, furniture, control, and fire, life and safety systems to keep building systems up to applicable standards.
  • Maintain HVAC systems and equipment at optimum levels (e.g., cleaning, inspecting, changing parts).
  • Where necessary, record readings and make adjustments to ensure proper operation of equipment.
  • Comply with departmental policies for the safe storage, usage, and disposal of hazardous materials.
  • Maintain a clean and safe workplace.
  • Monitor pricing and work quality of outside contractors.
  • Review monthly Client Service Request summaries to pinpoint and correct recurrent operational problems.
  • Respond to customer inquiries in a timely and professional manner.
  • Assist site Facility Management team with emergency situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
