The Leasing Agent serves as the primary sales representative for the property, responsible for greeting prospects and professionally presenting the features and benefits of the assigned community. This role is crucial in securing lease agreements from qualified individuals while ensuring that current residents feel welcomed and comfortable in their community. The Leasing Agent must maintain a service-oriented approach and is expected to contact a person of authority for any situations that require actions or decisions beyond their defined responsibilities. In this position, the Leasing Agent will conduct all business in accordance with company policies and procedures, as well as comply with Fair Housing regulations, the Americans with Disabilities Act, and the Fair Credit Reporting Act. The Leasing Agent is tasked with maintaining a professional yet friendly atmosphere in the leasing office and other areas where interactions with prospective residents and current residents occur. Daily inspections of model units and market-ready vacancies are required to ensure cleanliness and readiness for showings. The Leasing Agent will handle incoming phone calls, addressing inquiries from prospects, managing complaints from residents, and processing service requests. They will greet prospective residents, qualify their needs, and present the community and specific apartments, effectively communicating the features and benefits. Additionally, the Leasing Agent must stay informed about local market conditions and trends, contributing ideas to the manager for marketing the property and enhancing resident satisfaction. Administrative duties include completing lease applications, assisting with application verification, notifying prospective residents of results, and managing lease paperwork, including related addenda. The Leasing Agent will also perform follow-up communications with prospects and maintain organized records of reports, leases, and other paperwork. They are expected to assist the manager and assistant manager in preparing daily and weekly reports, resident communications, and market surveys. The role requires good leasing and closing skills, as well as proficiency in typing and organization.
