About The Position

The Plans Reviewer I - Structural position is responsible for reviewing construction plans to ensure compliance with building codes, local ordinances, and state regulations. This role involves issuing building permits for construction or remodeling projects throughout the County, requiring a thorough understanding of various engineering codes and regulations.

Requirements

  • High school diploma or GED required.
  • Four years of related experience in construction, general engineering for building structures, or building code inspection.

Nice To Haves

  • Provisional Certification as a Plans Examiner from the Building Code Administrators & Inspectors Board (to be obtained within 120 days of hire).
  • Standard License in assigned trade (to be obtained within two years of Provisional Certification).

Responsibilities

  • Examine and review permits, applications, engineered construction plans, and specifications for compliance with state building codes and local ordinances.
  • Review proposed engineered projects for compliance with FEMA regulations regarding building elevations and flood-resistant construction methods.
  • Assess site development plans for building construction type, accessibility, and use.
  • Review and approve engineer reports related to construction plans.
  • Perform structural plan reviews for commercial permit applications in accordance with Florida Building Codes and federal regulations.
  • Identify defects or inadequacies in plans and prepare correction reports as necessary.
  • Review corrections and changes submitted for previously rejected plans and revisions to already permitted plans.
  • Arrange pre-application meetings and interpret code requirements for various stakeholders.
  • Provide technical assistance regarding development plans and construction requirements to contractors and property owners.
  • Assist customers at the front counter and inform them of permit status.
  • Read and interpret blueprints and technical drawings for compliance with engineering codes.
  • Approve permits for construction and calculate associated fees.
  • Perform data entry functions related to plan reviews and inspections.
  • Respond to inquiries from field inspectors, contractors, and the general public regarding code provisions.
