The Portfolio Maintenance Director is a pivotal role responsible for ensuring that the physical condition of assets is maintained in a safe, attractive, and comfortable manner while assigned to a property. This position is accountable for achieving financial operation and maintenance metrics associated with maintenance and safety programs. The director will establish preventive maintenance programs, ensure compliance with safety regulations, perform property and equipment inspections, maintain project inventory, supervise personnel, assign maintenance tasks, prepare work schedules, and ensure adherence to all maintenance-related policies. Additionally, the director will temporarily maintain property operations as vacancies arise in the maintenance director position. Responsibilities also include coaching, mentoring, and training maintenance staff, with unit counts varying based on location. In this role, the director will communicate and collaborate with various stakeholders, including the Vice President of Operations (VPO), Director of Operations (DO), Human Resources Manager (HR Mgr.), and Regional Maintenance Director (RMD). The director is accountable for the financial performance and operations within the approved maintenance budget while supporting maintenance operations at the assigned property. This includes operating within purchasing guidelines and ensuring that the maintenance team is fully compliant with all required training. The director will provide leadership and guidance to meet company, property, and maintenance goals, oversee the preparation and approval of Purchase Orders, manage the make-ready process for vacated units, and execute regular documented inspections of the property. The role also involves managing vendor relationships, ensuring contract compliance, and overseeing communications regarding work scheduling, billings, and certifications of insurance. The director will assist in all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance, while ensuring unsafe conditions are corrected promptly. Regular safety meetings will be conducted in accordance with applicable guidelines, and the director will provide technical guidance and inspect work to ensure compliance with requirements. This position requires driving for the company, necessitating travel to provide on-site maintenance support.
