About the position

We're excited to announce a Portfolio Service Manager position available in McKinney, TX! This role is pivotal in ensuring the smooth operation of our properties and enhancing the living experience for our residents. As a Portfolio Service Manager, you will lead a dedicated maintenance team, overseeing the preparation of schedules, coordinating work orders, and providing training across multiple locations. Your leadership will be essential in organizing and prioritizing service requests and repairs, ensuring that all activities are recorded accurately to maintain comprehensive data. In this position, you will also oversee turnkey operations, ensuring that vacant units are made rent-ready in a timely manner. This includes performing various repairs and managing the quality of maintenance services provided. You will be responsible for troubleshooting and repairing plumbing systems, as well as handling minor electrical repairs. Regular inspections of vacant units will be part of your duties, where you will determine make-ready needs and coordinate with management to schedule and assign tasks, including seeking approval for major replacement needs. Additionally, you will complete grounds work, which includes maintaining cleanliness in common areas, pressure washing, and landscape maintenance. A critical aspect of this role is being available for 24-hour emergency maintenance service responses, requiring you to be on-call as needed. Responsibilities

  • Leads maintenance team including preparation of schedules, coordinating work orders, and training team for multiple locations.
  • Organizes, prioritizes, and ensures that service requests and repairs are made correctly and in a timely manner, recording such activities to properly maintain data.
  • Oversees turnkey operations and ensures that vacant units are made rent-ready in a timely manner, performing various repairs and managing quality of maintenance services.
  • Troubleshoots and repairs plumbing systems as well as minor electrical repairs.
  • Walks all vacant units to determine make-ready needs, coordinating efforts with management to make schedules and assignments, discussing and seeking approval to purchase/contract for major replacement needs.
  • Completes grounds work including picking up trash, sweeping, pressure washing, clearing, and cleaning dumpster areas and maintaining landscape.
  • Responsible for 24-hour emergency maintenance service responses; on-call as required.

Requirements

  • Completion of high school/GED or specialized vocational training with at least three (3) years' experience in building and facility maintenance, some of which has been supervisory.
  • Licensing and trade certification in HVAC, Electrical Wiring, or Plumbing are highly desired.
  • Must be able to read and write in English at an intermediate level to read diagrams, meters, instructions, write reports, etc.; ability to do basic math for measuring, etc.
  • Ability to prioritize and adhere to strict deadlines.
  • High level of integrity; ability to handle confidential resident information.
  • Use computers for data entry, word processing, spreadsheets or custom applications.
  • Background check and drug testing required.

Nice-to-haves
