This role is pivotal in ensuring the smooth operation of our properties and enhancing the living experience for our residents. As a Portfolio Service Manager, you will lead a dedicated maintenance team, overseeing the preparation of schedules, coordinating work orders, and providing training across multiple locations. Your leadership will be essential in organizing and prioritizing service requests and repairs, ensuring that all activities are recorded accurately to maintain comprehensive data. In this position, you will also oversee turnkey operations, ensuring that vacant units are made rent-ready in a timely manner. This includes performing various repairs and managing the quality of maintenance services provided. You will be responsible for troubleshooting and repairing plumbing systems, as well as handling minor electrical repairs. Regular inspections of vacant units will be part of your duties, where you will determine make-ready needs and coordinate with management to schedule and assign tasks, including seeking approval for major replacement needs. Additionally, you will complete grounds work, which includes maintaining cleanliness in common areas, pressure washing, and landscape maintenance. A critical aspect of this role is being available for 24-hour emergency maintenance service responses, requiring you to be on-call as needed.
