About the position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Leasing Manager for its multifamily development division, DHI Communities, located in Phoenix. The Leasing Manager will oversee all aspects of leasing and marketing at the property, working closely with the Regional Manager, Shared Service, and Marketing teams to achieve leasing goals and develop strategic marketing plans. This role is crucial in leading the leasing process, ensuring effective marketing strategies, and fostering positive resident relations. The Leasing Manager will be responsible for implementing effective leasing techniques to meet goals, which includes managing the application process, lease expirations, and renewals. The position requires conducting tours, maintaining the leasing center, and managing the move-in process. Regular community inspections and tours are necessary to maintain community appearance and ensure timely repairs. The Leasing Manager will also supervise business functions related to operations and provide training and motivation to the leasing team to enhance their skills and performance. In addition to these responsibilities, the Leasing Manager will ensure that the leasing team has the necessary materials and supplies for successful lease-ups, convert inquiries into leases, and provide consistent service throughout the resident life cycle. The role involves market research, including visiting competitive properties to stay informed about market trends. The Leasing Manager must adhere to all government regulations and conduct business ethically to enhance customer satisfaction and company profitability. Weekend work and a flexible schedule are required, along with occasional travel to assist other communities or attend training.

Responsibilities

  • Oversee all aspects of leasing and marketing at the property.
  • Work closely with the Regional Manager, Shared Service, and Marketing teams to meet leasing goals.
  • Lead the overall leasing process and ensure effective leasing and marketing strategies.
  • Conduct functions necessary to close sales, including making appointments and conducting tours.
  • Manage the application process and lease expirations, securing renewals as needed.
  • Follow up with prospective residents to finalize leasing decisions.
  • Complete acceptance and inspection walks with construction and new residents.
  • Maintain community appearance and ensure timely repairs through regular inspections.
  • Assist in supervising all business functions related to operations.
  • Identify learning and performance gaps for the leasing team and provide necessary training.
  • Ensure the leasing team has the proper materials and supplies for successful lease-ups.
  • Confirm leasing staff are converting inquiries and closing walk-in traffic according to standards.
  • Provide consistent service throughout the resident life cycle.
  • Conduct market surveys by visiting competitive properties and staying informed about market trends.
  • Complete various accounting, financial, and administrative reports.
  • Ensure adherence to government regulations including Fair Housing, ADA, and OSHA.
  • Conduct business in a professional and ethical manner to enhance customer goodwill.

Requirements

  • High school diploma or GED required.
  • Three years of related experience in leasing, sales, customer service, or a related field.
  • Ability to multi-task and prioritize in a fast-paced environment.
  • Strong interpersonal skills with the ability to influence others.
  • Enjoy working both individually and in a team environment.
  • Talent for executing sales skills, including generating leads and closing sales.
  • Demonstrated ability to read, write, and communicate effectively.
  • Proficiency in using the internet for marketing and sales-related tasks.
  • Ability to apply common sense understanding to carry out instructions in written and oral form.
  • Proficiency with computer systems, including CRM programs and MS Office.
  • Ability to frequently stand, walk, and climb stairs for the majority of the workday.
  • Ability to work inside and outside in all weather conditions.

Nice-to-haves

  • Bilingual skills are a plus.
