About the position

The Property Manager II is responsible for the overall management of the Cambridge Square Marion apartment community, which consists of 124 units. This role encompasses planning, budgeting, marketing, fiscal management, maintenance supervision, and administration. The Property Manager supervises all personnel and serves as the senior management representative on site, ensuring the community operates efficiently and meets financial objectives.

Responsibilities

  • Prepare and manage the operating budget to control expenses and meet financial objectives.
  • Supervise the collection of rents and ensure prompt deposit and accurate record keeping of all funds.
  • Review INA/VNA and adjust marketing strategy as needed.
  • Develop, implement, and monitor marketing strategies to maximize resident retention and attract qualified prospective clients.
  • Conduct regular marketing surveys to analyze competitors' activities and make recommendations based on findings.
  • Develop and implement a positive resident relations program for the community.
  • Show and lease apartments to prospective residents.
  • Achieve and maintain designated occupancy goals and objectives.
  • Recruit, train, and develop qualified staff to meet project goals.
  • Create and sustain a positive work environment and achieve objectives of the Corporate Performance Management program.
  • Inspect the property regularly and schedule necessary improvements and repairs.
  • Complete and submit all required records, reports, and documents accurately and on time.
  • Process applications and ensure compliance with HUD and Fair Housing regulations.
  • Handle move-in and move-out documentation.

Requirements

  • High school diploma or equivalent combination of education, training, and experience.
  • 2-4 years of progressively responsible experience in managing residential or commercial facilities.
  • Experience with PC-based word processing and spreadsheet software.
  • Demonstrated supervisory potential.
  • Ability to work a varied schedule, including weekends.
  • Valid Driver's License in the state of residence.
  • Effective verbal and written communication skills.
  • Ability to read and comprehend the English language.

Nice-to-haves

  • Fluency in Spanish is a plus.
