About The Position

The Affordable Housing Property Manager is responsible for overseeing the operational and financial aspects of a property with under 300 units. This role focuses on achieving company goals through effective personnel management, leasing, collections, resident services, maintenance, and compliance with applicable laws and policies. The position requires a strong background in property management and adherence to Fair Housing laws and Equal Employment Opportunity standards.

Requirements

  • High School Diploma or GED required; some college beneficial.
  • 1-3 years of property management experience required.
  • Real estate license required; CAM, COS, SCS, and NAHMA certifications beneficial.
  • Valid driver's license required.
  • Experience with LIHTC and Section 8 preferred.

Nice To Haves

  • Experience with LIHTC (1 year preferred).
  • COS certification (preferred).

Responsibilities

  • Supervise leasing and maintenance staff, including delegating work and training.
  • Maintain property occupancy by retaining residents and marketing to attract new ones.
  • Approve lease applicants and administer HUD recertifications if applicable.
  • Evaluate current market conditions and competition.
  • Increase revenue while controlling expenses, including collections and delinquency control.
  • Provide customer service to residents and resolve issues promptly.
  • Coordinate resident activities and correspondence, such as newsletters.
  • Negotiate with vendors and manage capital improvement projects.
  • Ensure timely completion of property reporting, including financial and marketing reports.
  • Operate within budget and purchasing guidelines.
  • Inspect property and vacant units to maintain curb appeal.
  • Conduct Human Resources functions, including recruiting and performance reviews.
  • Ensure compliance with company policies and procedures.
  • Attend court proceedings as necessary.
  • Coordinate and lead staff meetings as needed.
  • Assist other properties as necessary.
  • Complete internal training for market-rate and affordable housing as required.
