The Property Manager at Southwood Realty is tasked with ensuring the efficient operation of the property under the guidance of the Regional Manager. This role is pivotal in maintaining relationships with both potential and current residents, ensuring that property policies are applied consistently. The Property Manager acts as a liaison between the property and various departments within Southwood Realty, fostering a collaborative environment that supports the overall mission of the company. In this position, the Property Manager is responsible for conducting all business in accordance with company policies and procedures, as well as adhering to Fair Housing regulations, the Americans with Disabilities Act, and the Fair Credit Reporting Act. A thorough knowledge of these regulations is essential, as the Property Manager must implement and enforce them through constant supervision and review of all personnel across departments. The role also involves operating the property within established financial guidelines, including adherence to the budget. Daily responsibilities include conducting physical inspections of the property and directly supervising the service team. The Property Manager will oversee the office staff and bookkeeping functions, ensuring that all employees maintain a professional appearance and attitude. Additionally, the Property Manager is responsible for leasing activities, ensuring that all sales techniques are employed effectively and professionally. Timely and courteous responses to resident requests and complaints are crucial, as is the implementation of a resident retention program to enhance community satisfaction. The Property Manager must also ensure the physical well-being and curb appeal of the apartment community, contributing to a welcoming environment for all residents.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Maintain thorough knowledge, implementation, and enforcement of all policies and procedures of Southwood Realty.
  • Operate the property within the financial guidelines, including adherence to the established budget.
  • Conduct daily physical inspections of the property and directly supervise the service team.
  • Directly supervise the office staff and bookkeeping functions.
  • Ensure a professional appearance and attitude at all times for yourself and all property employees.
  • Oversee the leasing of the property, ensuring effective use of sales techniques and methods by office and leasing personnel.
  • Ensure timely, efficient, and courteous responses to resident requests and complaints.
  • Implement, design, and maintain a resident retention program.
  • Ensure the physical well-being and curb appeal of the apartment community.

Requirements

  • High School Diploma or GED.
  • At least 2 years of selling experience.
  • At least 5 years of customer service experience.
  • Ability to work in a fast-paced and customer service-oriented environment.
  • Ability to work as part of a team and complete assignments independently.
  • Strong problem-solving skills.
  • Ability to type at least 40 WPM.
  • Organizational skills.
