About the position

The Property Manager for Senior & Family Property is responsible for overseeing the management of affordable housing properties, ensuring compliance with lease agreements, and maintaining high resident satisfaction. This role involves addressing tenant concerns, managing property maintenance, and collaborating with various stakeholders to ensure optimal occupancy and property conditions.

Responsibilities

  • Address tenant concerns in a timely manner and take appropriate actions to resolve issues.
  • Administer and supervise all administrative and compliance functions, ensuring residents adhere to lease agreements and house rules.
  • Maintain a clean and attractive property, ensuring curb appeal.
  • Oversee rental collections, track tenant arrears at least twice a month, send arrears letters, and follow up as necessary.
  • Discuss arrears reports with the Asset Manager as needed.
  • Manage property unit turnovers, coordinating with Maintenance to conduct move-out inspections and assess apartment turnover needs and timelines to ensure suitability for occupancy.
  • Ensure optimal building occupancy and oversee the occupancy waitlist.
  • Collaborate with federal, state, and local officials for site visits and inspections.
  • Perform responsibilities in accordance with company policies and assist with operations as needed to maintain workflow and meet schedules.
  • Notify supervisors of any operational issues.
  • Work with Asset Management and third-party contractors on the status of open property upgrade projects and renovations.
  • Ensure that the property's maintenance team promptly addresses maintenance issues and completes resident service requests.

Requirements

  • Minimum of 7 years of experience as a Property Manager.
  • 5 Years HUD experience is required.
  • Highly organized, with the ability to manage multiple projects simultaneously.
  • Experience in affordable housing, housing programs, and subsidies.
  • Positive attitude with a strong focus on resident satisfaction.
  • Excellent written and verbal communication skills.
  • Familiarity with OneSite/RealPage.
  • Ability to work independently and collaboratively within a team.
  • Capability to establish and maintain a productive working atmosphere among team members.
  • Spanish-speaking is required.
