About the position

The Property Manager at Ingerman Management Company is a pivotal role responsible for overseeing all aspects of property operations in Toms River, NJ. This position is not just about managing a property; it is about ensuring that the homes we build allow individuals to fulfill their dreams. The Property Manager will be tasked with executing revenue collection and expense management practices, adhering to operational and contractual obligations, and maintaining resident relations policies and procedures. Additionally, the role involves hiring, training, developing, and retaining employees to create a thriving work environment. Key responsibilities include ensuring that the property meets all safety, security, maintenance, and marketing obligations. The Property Manager will develop and administer operating and capital expense budgets that reflect the owner's performance and forecast major capital expense projects, such as HVAC systems and roofing. Operational reviews will be conducted to identify deficiencies, and corrective actions will be taken as necessary. The role also requires maintaining accurate documentation and property files, coordinating timely revenue collection, and managing resident relations effectively. The Property Manager will be responsible for completing initial applications and annual re-certifications for various funding sources, ensuring compliance with programs like Low-Income Housing Tax Credit (LIHTC) and Public Housing. This position also involves coordinating candidate interviews and partnering with district or regional managers to make informed hiring decisions. New hire orientation, onboarding, and training will be facilitated, along with providing ongoing performance feedback to employees and counseling underperforming staff to improve their performance.

Responsibilities

  • Oversee all facets of property operation including revenue collection and expense management.
  • Ensure the property meets all contractual and operational obligations such as safety, security, and maintenance.
  • Develop and administer operating and capital expense budgets reflecting the owner's performance.
  • Forecast and oversee major capital expense projects including HVAC systems and roofing.
  • Perform operational reviews and take corrective action to address deficiencies.
  • Maintain complete, accurate, legible, and compliant documentation and property files.
  • Coordinate timely revenue collection in accordance with lease obligations and accounts receivable procedures.
  • Manage resident relations and coordinate requests for repairs or maintenance.
  • Complete initial applications and annual re-certifications for all funding sources accurately and on-time.
  • Coordinate candidate interviews and partner with district or regional manager for hiring determinations.
  • Facilitate new hire orientation, onboarding, and training.
  • Provide ongoing, balanced performance feedback to employees and counsel underperforming employees.

Requirements

  • Bachelor's degree or equivalent combination of education and experience.
  • Minimum of five years within the property management industry.
  • Minimum of two years of supervisory experience in a management position.
  • Experience with Public Housing, Project-based Voucher, Tax Credit, and Section 8 is highly preferred.
  • Scheduling flexibility based on business needs.
  • Excellent interpersonal skills.
  • Strong written and verbal communication skills.
  • Advanced customer service and problem-solving skills.
  • Technically proficient in Microsoft Office.
  • Ability to work in a fast-paced, action-oriented environment.
  • Ability to establish relationships across the organization and at various hierarchical levels.
