About the position

As a Property Manager at Morgan Properties, you will seize the opportunity to lead and manage one of our nationally-recognized properties, overseeing all operational and financial aspects. This role is pivotal in ensuring brand recognition in the local marketplace while managing personnel, resident services, and compliance with applicable laws and company policies. You will be responsible for the growth and development of the community, including capital projects aimed at improving the property and increasing occupancy levels, making it a desirable place for residents to call home. In this position, you will be expected to conceive innovative marketing strategies to enhance curb-side appeal and attract new residents. Your focus will be on continually improving processes to foster better relationships with residents, vendors, and employees. You will also develop and mentor a dynamic sales team, preparing them to become future leaders within Morgan Properties. As a manager, you will handle employee relations, including hiring, terminating, and conducting evaluations, while also being available on-call 24 hours a day for emergencies. The ideal candidate will have a strong background in property management, with a proven track record in monitoring financial statements, managing capital enhancement projects, and achieving occupancy goals. Responsibilities

  • Oversee and manage all operational and financial aspects of the property.
  • Ensure brand recognition in the local marketplace.

Requirements

  • Bachelor's degree from a four-year college or university, or 5+ years of related experience and/or training, or equivalent combination of education and experience.
  • Proven performance in monitoring financial statements and managing capital enhancement projects.
  • Experience in achieving revenue, expenses, net operating income, and occupancy goals.
  • Valid driver's license with a good driving record and auto insurance.

  • Certifications such as ARM, CAM, CAPS, MPM, RMP.
