About the position

Clean Harbors is seeking a Real Estate Portfolio Manager to join our safety-conscious team. This role is pivotal in providing technical, transaction-based support for the company's real estate portfolio. The Manager will be responsible for planning, organizing, and coordinating multiple real estate management activities, ensuring effective communication and collaboration between internal and external stakeholders. The position requires the individual to be onsite daily at our company headquarters in Norwell, MA, emphasizing the importance of direct engagement with the team and operations. As a leading provider of environmental and industrial services in North America, Clean Harbors serves a diverse customer base, including many Fortune 500 companies across various industries such as chemical, energy, and manufacturing. The Real Estate Portfolio Manager will play a crucial role in supporting the company's mission by managing real estate assets effectively and ensuring compliance with health and safety standards. The Manager will partner with management and internal customers to determine real estate requirements, analyze market data, and perform financial analyses of project costs. In addition to negotiating business terms and documents related to the acquisition and disposition of leased locations, the Manager will evaluate real estate assets and obligations to assist internal business partners. This role also involves supporting the implementation of real estate and space management strategies to maintain best-in-class footprint productivity. The Manager will manage project-level real estate broker partner relationships and participate in internal teams to ensure timely project completion. Furthermore, the role includes developing project service and capital budgets, managing internal customer expectations, and resolving conflicts as necessary. The Real Estate Portfolio Manager will also maintain and improve real estate portfolio metric analysis and perform conflict resolution related to operating lease issues, among other duties as assigned.

Responsibilities

  • Ensuring that Health and Safety is the number one priority by complying with all safe work practices, policies, and processes and acting in a safe manner at all times.
  • Partners with management and internal customers to determine real estate requirements.
  • Analyzes real estate market data and performs financial analysis of project costs.
  • Negotiates business terms and documents relating to the acquisition and disposition of leased locations.
  • Evaluates real estate assets and obligations to assist internal business partners.
  • Supports the implementation of real estate and space management strategy to attain and maintain best-in-class footprint productivity.
  • Manages project level real estate broker partner relationships.
  • Participates on internal teams to ensure timely completion of projects.
  • Participates in development of projects, service and capital budgets.
  • Manages internal customer expectations regarding service, quality and cost effectiveness and resolves conflicts as necessary.
  • Maintain and improve real estate portfolio metric analysis.
  • Perform analysis and conflict resolution related to operating lease issues, etc.
  • Other duties as assigned.

Requirements

  • Bachelor's Degree in Finance, Accounting, Economics or related required. Alternative combinations of education and experience may be accepted in lieu of degree.
  • 5-7 years of relevant experience.
  • Knowledge of the corporate real estate area with respect to both strategic and operational issues.
  • Real estate and contract negotiation management experience.
  • Real estate experience in the areas of industrial leased property acquisitions and disposition.
  • Ability to travel 5%-10%.
