About the position

The Real Estate Services Department is seeking an experienced Real Property Agent III - Senior Leasing/Acquisitions to join their team. This role is pivotal in leading the negotiation of complex leases and property acquisitions. The ideal candidate will be a seasoned commercial real estate professional with a proven track record in managing intricate and sensitive property activities. While the department values overarching field experience, the primary focus of this position will be on the negotiation and preparation of leasing and acquisition agreements, as well as their administration. In this capacity, the Real Property Agent III will take on a leadership role, providing mentorship, training, and technical assistance to other real property agents involved in leasing, property management, appraisals, acquisitions, sales, and relocation property services. The responsibilities include offering property-related recommendations to County department customers and overseeing the implementation of these recommendations. The agent will analyze contract terms, including lease management, negotiation, and language provisions, and will prepare Requests for Proposals while processing contracts for independent contractors providing professional services. Additionally, the role involves monitoring tenant improvements, which may include overseeing ground-up construction projects. The agent will also prepare reports, studies, budget proposals, and other analytical documents related to real property acquisition and disposition for public projects. Negotiation for the leasing and acquisition of various property types, including commercial, residential, vacant land, and encumbered land, will be a key aspect of this position. Responsibilities

  • Lead the negotiation of complex leases and property acquisitions.
  • Provide mentorship, training, and technical assistance to other real property agents.

Requirements

  • Thirty (30) semester (45 quarter) units of completed college coursework in real estate, public/business administration, economics, or a closely related field.
  • Four (4) years of full-time equivalent professional real estate experience negotiating real property leasing terms, managing building improvement projects, and overseeing acquisition projects, specifically in mixed-use, office, industrial, or retail environments.
  • Alternatively, three (3) years as a Real Property Agent II with San Bernardino County or in an equivalent or higher-level classification within a comparable public agency.
