Evergreen Real Estate Group is seeking a full-time Leasing Agent/Recertification Specialist to join our team at Aspen Crossing in Milwaukee, WI. This position is crucial for ensuring that all leasing and recertification processes are handled efficiently and in compliance with regulatory requirements. The ideal candidate will have experience with Low-Income Housing Tax Credit (LIHTC) and Tax Credit properties, as this is a requirement for the role. The Leasing Agent will primarily be responsible for processing documentation for applicants and securing lease agreements from qualified individuals. This includes performing resident screenings to ensure that all prospective residents meet the necessary guidelines, completing lease paperwork, and accepting rents and deposits. The Leasing Agent will also assist with application verification and notify prospective residents of the results. Additionally, the role involves entering all prospects into leasing software and updating information immediately, inspecting move-outs and vacancies, and performing clerical and office management tasks as assigned. The Leasing Agent will report any issues or problems to the Property Manager and will be responsible for organizing and filing all applicable reports, leases, and paperwork. Monitoring the turnover of units and inspecting the property for cleanliness and maintenance needs are also key responsibilities. As a Recertification Specialist, the individual will handle all re-certifications and necessary paperwork to ensure compliance with regulatory agencies. This includes maintaining daily, weekly, and monthly reports on certification status and waiting lists, as well as accurately reporting rents and deposits received. The Recertification Specialist will also be responsible for sending certification notifications in a timely manner, meeting with residents to complete the Resident Questionnaire and verification forms, and ensuring that certification files meet all regulations and company compliance procedures. Participation in management and occupancy reviews, as well as internal and external file audits, is also required. The position demands a commitment to fostering positive resident relations and excellent communication with residents, responding to their questions, complaints, and suggestions promptly.
