About the position

The Affordable Housing Regional Property Manager will oversee a portfolio of five communities totaling 686 units in the greater Buffalo, NY area. This role is focused on leading high-performing operations teams, ensuring properties meet maintenance expectations, and providing affordable housing to eligible individuals and families under various HUD programs. The position emphasizes the importance of clear communication, goal setting, and team development to achieve operational excellence and financial performance.

Responsibilities

  • Direct, challenge, and motivate Community Managers to run high-performing properties.
  • Ensure annual property budgets are set appropriately by Community Managers; provide guidance and support as needed.
  • Develop and execute SMART action plans to improve portfolio revenue and minimize controllable expenses.
  • Hire, train, develop, and manage direct reports to maximize performance.
  • Create an engaging, inclusive, and diverse growth and learning culture throughout the portfolio.
  • Ensure talent management best practices, focusing on internal growth and strengthening the talent bench.
  • Lead consistent communication throughout the portfolio to align business goals.
  • Ensure properties meet Related's maintenance expectations; propose capital improvements as needed.
  • Partner with property support teams (e.g., Compliance, HR, Facilities) to address concerns and advance the portfolio.

Requirements

  • Minimum 5 years of multifamily property management leadership, including 3 years of multi-site portfolio oversight.
  • Strong knowledge of LIHTC Low-Income Housing Tax Credit and HUD Project-Based Section 8 (PBRA) programs is required.
  • Proven ability to lead teams, set and achieve goals, and deliver exceptional service to clients and residents.
  • Financially proficient in reading operating statements and managing budgets.
  • Excels in leadership by holding teams accountable, fostering collaboration, and developing staff to reach their full potential.

Nice-to-haves

  • Affordable industry certifications (CPO, TCS, BOS) and experience with major rehabs and renovations are strongly preferred.
  • Experience with Management and Occupancy Reviews (MORs), HUD REAC/NSpire inspections, and RealPage OneSite is a plus.
  • Bachelor's degree is a plus.
