About the position

As a Regional Property Manager at ZRS Management, you will oversee a portfolio of residential communities, focusing on maximizing income and minimizing expenses. This role involves financial budgeting, reporting, and marketing efforts for the properties in your region. You will lead and mentor on-site teams, ensuring adherence to company policies and procedures while representing the company professionally to clients, employees, residents, and vendors.

Responsibilities

• Manage an assigned portfolio of residential communities.
• Make decisions to maximize income and minimize expenses.
• Oversee financial budgeting and reporting for the properties.
• Direct marketing and leasing efforts for all apartment communities in the portfolio.
• Hire, train, mentor, and lead on-site professionals.
• Plan, assign, and direct work for the on-site teams.
• Evaluate performance and address conflicts or issues.
• Provide capital improvement suggestions for the properties.
• Check approval of all invoices for payment and ensure timely processing.

Requirements

• Previous experience as a regional manager in residential property management.
• Supervisory/management experience is a must.
• CPM designation is a plus but not required.
• College degree desired.
• Valid driver's license with an acceptable driving record.
• Ability to travel up to 50% of the time.
• Excellent computer skills, particularly in Microsoft Office products.
• Strong negotiating and sales abilities.
• Leadership, interpersonal, and organizational skills.
• Effective time management skills and attention to detail.
• Knowledge of property management software such as Onesite, Yardi, RealPage, etc.
