About the position

The Regional Manager role at Two Plus Four Property Management Co., Inc. is a pivotal position responsible for overseeing the daily operations of a diverse portfolio of properties. This role requires a deep understanding of property management procedures and the ability to implement management plans in accordance with company policies and relevant governmental regulations. The Regional Manager will provide ongoing support to site-level staff across multiple rental offices, ensuring that operations run smoothly and efficiently. Key responsibilities include ensuring timely rent collection at all rental offices, reviewing delinquency reports, and collaborating with staff to minimize accounts receivable. The Regional Manager will also be responsible for preparing annual project budgets and analyzing monthly and quarterly performance against these budgets, making necessary adjustments to strategies as needed. This role involves significant collaboration with the Vice President of Operations regarding budgets and capital improvement schedules, ensuring that all capital improvements and equipment purchases are executed on time and within budget. In addition to financial oversight, the Regional Manager will assist site staff with incident reporting and documentation, conduct property inspections, and participate in state and investor audits. The role also encompasses human resources functions, including navigating the new hire process, training staff, and managing performance reviews. Regular physical inspections of properties are required, along with responding to resident inquiries and complaints. The Regional Manager will also be expected to attend court hearings when necessary and provide support across all assigned rental offices as needed. This position demands a strong commitment to compliance with federal and state regulations, as well as a dedication to fostering a positive work environment and maintaining professional relationships with residents and staff alike.

Responsibilities

  • Supervise daily operations of a portfolio of properties.
  • Ensure rent collection at all rental offices and minimize accounts receivable.
  • Prepare annual project budgets and analyze monthly and quarterly performance.
  • Collaborate with the Vice President of Operations on budgets and capital improvement schedules.
  • Ensure capital improvements and equipment purchases are completed on schedule.
  • Assist site staff with incident reporting and documentation.
  • Conduct property inspections and participate in state/investor audits.
  • Assist with ongoing marketing and outreach efforts.
  • Conduct monthly audits to monitor portfolio issues and follow up on concerns.
  • Manage human resources functions including new hire training and performance reviews.
  • Respond to resident inquiries and complaints, attending court hearings when necessary.
  • Provide support across all assigned rental offices as needed.

Requirements

  • Bachelor's degree in business, real estate development, or related field preferred, or 3-5 years' experience in property management.
  • Minimum of 3-5 years of property management experience, including experience with Tax Credits or Subsidized Housing.
  • Supervisory experience required.
  • Valid driver's license with no major restrictions required.
  • Proficiency in Microsoft Office products including Excel, Word, and Outlook.
  • Excellent verbal and written communication skills.
  • Strong organizational skills and attention to detail.
  • Ability to manage a flexible schedule including overtime.

Nice-to-haves

  • Tax Credit Certification is a plus.
  • Experience with Voyager software preferred.
