About the position

WSH Management is seeking a dedicated and experienced Resident Manager for the Harbor Yard property, a 194-unit low-income tax-credit apartment community located in Long Beach, CA. This full-time position requires the manager to live on-site in a provided 2-bedroom apartment, ensuring a hands-on approach to property management. The Resident Manager will be responsible for overseeing the daily operations of the community, ensuring that it is maintained to the highest standards while also meeting financial goals set by the owners. This role is crucial in maintaining the community's reputation and ensuring tenant satisfaction. The Resident Manager will be tasked with maintaining accurate records of all community transactions, including rent rolls and delinquency reports, and will be expected to implement procedures that promote efficient workflow within the property. A strong understanding of California landlord/tenant law is essential, as the manager will need to navigate legal requirements and ensure compliance with all relevant regulations. The position also involves hiring, training, and supervising staff, ensuring that all team members are equipped to provide excellent service to residents. In addition to operational responsibilities, the Resident Manager will conduct regular inspections of the property to ensure it is well-maintained and that repairs are addressed promptly. Effective communication skills are necessary, as the manager will interact with residents, staff, and external vendors. The role may require evening and weekend availability on an on-call basis, reflecting the dynamic nature of property management.

Responsibilities

  • Understand financial goals and operate the asset in the owner's best interest according to the Policies & Procedures Manual.
  • Maintain accurate records of all community transactions and submit them on a timely basis, including rent rolls and delinquency reports.
  • Ensure the property is rented to its fullest capacity and minimize lost rent.
  • Prepare and implement procedures and systems within company guidelines to ensure orderly and efficient workflow.
  • Possess working knowledge of California landlord/tenant law and common procedures and notices.
  • Screen, hire, orient, and train new personnel using successful techniques and company directives.
  • Ensure staff efficiency through ongoing training, instruction, counseling, and leadership.
  • Maintain community appearance and ensure repairs are noted and completed promptly through regular inspections and tours.
  • Communicate effectively in English with residents and staff.
  • Possess a valid driver's license, reliable transportation, and current auto insurance for company business driving.
  • Participate in training in Southern California to comply with new projects, programs, or existing laws.
  • Be available to work evenings and weekends on call as needed.

Requirements

  • Minimum of 2 years on-site experience as a Resident Manager or 3 years supervisory experience in a customer service-related business with appropriate certifications.
  • Experience in affordable housing and lease-up processes.
  • Property management or similar software experience.
  • Supervisory experience in a relevant field.
  • High School Diploma required; college degree preferred.
  • Strong attention to detail and sales ability.
  • Competence in personal computer skills, including Microsoft Office Suite/Office 365 and property management software applications.
  • Valid driver's license and current auto insurance.

Nice-to-haves

  • Experience in managing a large community of 100+ units as an Assistant Manager.
  • Certifications related to property management or real estate.
