The Project Superintendent is a pivotal role within our organization, serving as the primary representative responsible for the daily coordination and direction of construction projects, particularly in the realm of affordable housing and multi-family residential developments. This position demands a proactive approach to ensure that all projects are executed safely, within budget, and on schedule, while also adhering to the company's quality standards and achieving customer satisfaction. The Superintendent will conceptualize a comprehensive plan for each project and ensure that daily and weekly activities align with this strategic vision. In collaboration with the Project Manager, the Project Superintendent will form a complementary team, leveraging their combined expertise to enhance project outcomes. The Superintendent will focus primarily on the daily and short-term management of the project, allowing for a streamlined approach to project execution. This role requires a deep understanding of the construction process, strong leadership skills, and the ability to effectively communicate with various stakeholders, including subcontractors, suppliers, and project team members. The Superintendent will oversee both the preconstruction and construction phases of the project. During the preconstruction phase, responsibilities include assisting with the development of schedules, phasing, logistics, and bid packages, as well as participating in constructability reviews and procurement processes. In the construction phase, the Superintendent will lead daily field activities, manage subcontractors, control project costs, implement the project schedule, and ensure quality control measures are in place. Additionally, the Superintendent will actively resolve field issues, produce daily reports, and maintain project documentation, all while ensuring compliance with safety policies and procedures.
