About the position

The Project Superintendent is responsible for overseeing the daily operations of construction projects, ensuring they are completed safely, on time, within budget, and to the company's quality standards. This role requires collaboration with the Project Manager to effectively manage project activities and resolve issues as they arise, while also focusing on long-term project planning and execution.

Responsibilities

  • Assist with development of schedule, phasing, and logistics during the preconstruction phase.
  • Assist with constructability review if required.
  • Assist with development of bid packages and scopes of work.
  • Assist with the bid, award, and procurement of subcontractors and suppliers.
  • Lead, direct, and coordinate daily field activities of the project during the construction phase.
  • Manage subcontractors and ensure project cost control.
  • Implement the project schedule and ensure quality control programs are followed.
  • Actively resolve field issues and produce daily reports.
  • Participate in Owner-Architect-Contractor (OAC) meetings and run regular Foreman meetings.
  • Maintain and file project documents properly and ensure correct documents are available in the field.
  • Ensure accurate as-built drawings are maintained and all safety policies are followed.
  • Manage the permit and inspection process and ensure code compliance.
  • Understand owner contracts and responsibilities, as well as subcontracts and purchase orders executed for the project.
  • Train, mentor, and educate Field Engineers and Assistant Superintendents on the project.
  • Analyze and mitigate project risks continuously.
  • Ensure compliance with all company policies and procedures.
  • Participate in RFQ/RFP responses and project interviews as needed.

Requirements

  • Minimum of 10 years of experience in large multi-family residential projects, including apartments and high-rise buildings, with a preference for affordable housing/HUD experience.
  • 10-Hour OSHA Construction Certification.
  • CPR and First Aid Certification.
