The Maintenance Supervisor at Woodland Heights I will play a crucial role in leading and mentoring the Maintenance Team while overseeing the maintenance and capital improvement needs of the property. This position is essential for ensuring that the property meets the expectations of the client, adhering to the operating capital budget and management agreement. The Maintenance Supervisor will be responsible for managing a team of maintenance personnel, which may include technicians, groundskeepers, and housekeepers. This role requires a proactive approach to property maintenance, including the implementation of a daily and preventative maintenance program to ensure the property remains in optimal condition. Daily responsibilities include inspecting the property and common areas to identify maintenance issues, coordinating and completing maintenance requests within a 24-hour timeframe, and performing regular inspections of apartments. The Maintenance Supervisor will also be responsible for changing air-conditioning filters, conducting semi-annual apartment inspections, and ensuring compliance with safety regulations in maintenance shops and storage areas. Additionally, the supervisor will serve as on-call maintenance for after-hours emergencies, including lockout services and maintenance inspections on vacant apartments. The role requires proficiency in preparing properties for various regulatory inspections, including NSPIRE, MOR, TCAC, and CALFHA. The Maintenance Supervisor will collaborate with city officials, financial institutions, and non-profit partners to streamline processes and achieve project goals. This position is vital for maintaining the property’s standards and ensuring compliance with housing program requirements. The Maintenance Supervisor will also be expected to comply with all FPI policies and procedures and perform other duties as assigned by the Community Director.
